@realEstateTrent I get it. It's literally the first thing everyone sees as they walk into the building, especially in a place like NYC. $2K is actually short money for anything these days (assume there are a lot of people contributing).

I suggested that if each resident chipped in $2k toward a lobby remodel, our unit values would increase by at least 10x that. The room erupted with uncontrollable screams, and one guy literally fell out of his chair in pure anger. Welcome to HOA!
StripMallGuy@realEstateTrent

How can a Homeowners Association possibly be qualified to manage a $100,000,000 real estate asset? Reality is, getting involved with my HOA was one of the stupidest decisions I’ve ever made, and the entire HOA system needs to be completely overhauled from scratch. They especially can’t stand the real estate folks, and you make instant enemies for making an actual intelligent suggestion.

@unlimited_ls I've seen so many foolish people on those e-bikes. I'm sorry she lost her son but all too often it's no helmet, no respect for the traffic, and no trying to pay attention. Worst of all is the lack of lights on these e-bikes.

🚨NEW: Florida mother whose son died in an e-motorcycle crash is now pushing lawmakers to fully ban e-bikes and e-scooters for children under 14 Colton Remsburg, 13, was riding his e-bike when he was struck and killed by a pickup truck. He was not wearing a helmet and was not in a marked crosswalk Colton’s mother, Ashley LaChance, is now urging lawmakers to ban these e-bikes/e-motorcycles for kids under 14 Since December 1, there have been 41 crashes involving e-bikes and scooters in Orange County that resulted in injuries The Orange County Sheriff’s Office is finalizing a new e-bike ordinance that would allow deputies to issue citations and even impound them for repeated violations

@DutchRojas Ran into this years ago when my son was having necessary but not urgent surgery. Asked "how much" they couldn't give me an answer and just said it's my deductible. No, "how much does this cost?" I finally gave up.

A Mom in Tulsa called 3 health systems last week asking the price of her son's tonsillectomy. Health system A: "We cannot quote you a price." Health system B: "Pricing depends on your insurance." Health system C: "Our financial counselor will reach out after the procedure." No other industry in America gets to operate this way. Imagine ordering at a restaurant and getting the bill six weeks after dinner.

Now Ukraine is killing Russian wreckers recovering broken down or damaged trucks. Pithing out battle damage and repair capability along with fuel trucks collapses truck logistics very quickly. Ukraine is focused on the attrition loss rate curve like a laser.😍

There are now enough drones over the Russian land corridor to Crimea for operators to coordinate their actions for joint attacks on priority targets. Which is good.

Lots of whining and bitching on the local town FB pages about the school system. Know what I'm complaining about? Hardly anyone shows up to SB meetings, only 20% of the voters showed up at town elections this year. Whining is easy, fixing things is hard.

LA - is probably the only city in the world where creatives that like you can generate ads that go viral with millions of views - so good your opponents don’t even realize it’s not you they’re fighting anymore. @Hotshot_Movie, Pratt’s content director, has pushed back on the “AI” critique of his insanely viral campaign (and his hapless opponents…) - while @Rightanglenews details a clip of the Pratt team using pressure-washed stencils to drive home the ‘clean up this city’ point. Campaigns are hard. If this guy can run LA half as well as he’s running this campaign, the city is in luck. So is everyone in places like Canada who have lived with the grotesque urban decline from this corrupt ‘safe supply’ NGO grift - and had to watch, with their kids, the publicly-drugged slow-motion suicide of thousands with mental health problems. Here’s to the hope this Pratt campaign has ignited again that good ideas - well communicated - can prevail over really bad ones….

This is spot on and can basically be extended to every other business as well, such as contractors. Following the "rules" costs money and if you don't have to follow the rules you can undercut everyone else.
Lee Kuan Yimby 🇺🇸🇺🇦🇸🇬@LeeKuanYimby

The same people who support endless regulations and strict enforcement for legal businesses somehow have no problem with a tent restaurant opening on a public sidewalk regulation free. Here’s a short list of why that’s a problem. 1. Health Inspections. When you have a business in LA you have to pay for the proper health and food safety certifications and pass inspection repeatedly, often times at random. You can be shut down and lose everything if you do not comply and meet the standard. This includes proper sinks and sanitation of every corner, these tents don’t even have a sink to clean anything. 2. Lawsuits. You can be sued into oblivion by scumbag attorneys because the toilet paper roll in the bathroom wasn’t the proper height for a wheelchair customer they sent in to hit you with a lawsuit. Permits and Licensing. Legal businesses have to pay thousands in permits, licensing fees, zoning approvals, signage approvals, fire inspections, and endless bureaucratic hoops before they can even open their doors. 3. Taxes. Legitimate businesses pay sales tax, payroll tax, business tax, workers comp, unemployment insurance, and accounting fees while illegal vendors operate entirely in cash and contribute nothing. 4. Labor Laws. Restaurants and shops have to comply with minimum wage laws, overtime rules, mandatory breaks, workers compensation requirements, and employment paperwork or face massive penalties. Rent and Property Costs. Legal businesses sign expensive leases, pay utilities, insurance, maintenance, and security every month whether business is good or bad. 5. Insurance Requirements. Legal businesses are expected to carry liability insurance, food safety coverage, workers comp, and other policies because if something goes wrong they are held responsible. 6. ADA Compliance. Small businesses can spend enormous amounts modifying bathrooms, entrances, counters, ramps, and parking to comply with accessibility laws while illegal operations ignore all of it. 7. Fire Code Compliance. Restaurants and stores must install fire suppression systems, emergency exits, extinguishers, alarms, and pass inspections. Tent operations with propane tanks on sidewalks face none of these standards. 8. Environmental Regulations. Businesses are fined for improper grease disposal, waste handling, recycling violations, water runoff, or air quality issues while illegal setups dump trash and wastewater directly into public spaces. It is hard to explain to someone paying six figures a year to operate legally why they should compete against people operating tax free, permit free, inspection free, rent free and consequence free, and they decided right next to you was a great spot. These ideas are slowly chipping away at any remnants of a high trust and high functioning society.
