@justinsbanter @InvWisdom @unusual_whales This is definitely true for multifamily. For single family, I’d love to see some evidence. Scattered-site is priced out of prime locations and most BTR development is suburban if not exurban.

@A_A_Nathan @InvWisdom @unusual_whales No, location. They’re not buying them out in the sticks. They’re buying them where most of the jobs are within reach, where most of the commuters are. As a smart investor would. But that creates a strain on those who need them. Your comment about a small piece is misleading.

@justinsbanter @InvWisdom @unusual_whales I’m not entirely sure I get the question… SFR transactions occur on the MLS, off market, or direct from the developer. Multifamily much of the same, sans MLS.

@LonghornSloth @InvWisdom @unusual_whales The issue isn’t that individuals and small business owners use real estate to earn a living or generate income through retirement, the issue is that the scarcity you are referring to is not artificial.
When demand encounters unfulfilled supply, prices go up…

I'm one of the other five or six, especially on any flight west of the Rocky Mountains, some of the best scenery on the planet. Most approaches into LGA or JFK are pretty great too. Hate that shades down is becoming more of a default.
