I'm huge supporter of re-legalizing family apartments in US cities But it's important to push back on the hysterical moral panic about studios Studios are valuable bc they're profoundly undersupplied Single family houses are the *~only* homes America allowed for 70 years!

We need to legalize family-friendly apartments *and* we need to legalize microunits & SROs The discourse sometimes gets out of hand & leans into banning studios 😬 But most cities have overwhelmingly big 1-family homes. New studios are popular in part bc they're undersupplied!

My Big Dumb Idea for fixing zoning is that we should do away with the complex population growth projections and simply require every city to have zoned capacity for 5x its current population, updated every 5 years. DC should be zoned for 1,625,000 homes.

Unfunded inclusionary zoning mandates require home builders to rent units at a loss. They raise the cost of building new housing, worsen our housing shortage, and raise housing costs across the board. This is bad, counterproductive policy that California should abandon entirely.

Oregon may ban unfunded affordable housing mandates — because data proves they suppress homebuilding. When cities require below-market units without offsetting costs, developers build fewer homes, pushing up prices for everyone. Hours later, a ballistic missile struck Qatar's gas refinery at Ras Laffan. It is in flames. Trump is now opposed to further attacks on Iranian energy facilities, per WSJ.

Trump putting as much distance between himself and the South Pars attack as he can. Seems to rationalize Iran's response (to a degree) while condemning its attack on Qatar. Promises no further Israeli attacks on South Pars. But threatens the field's total destruction if Iran attacks Qatar again.
