City: You can only sell pizza if every 4th slice is affordable to a low income person. You need to do all the work to verify incomes, and it’s a very onerous process to do so Pizza guy: well the only way I can do that is by raising the prices on the 3 “market” slices, and right now the market doesn’t support that. This means that I won’t open the restaurant, and demand for pizza will grow raising prices for everyone. Maybe in the future things will get so expensive that what you are proposing makes sense. City: Affordable pizza is our top priority Pizza guy: So do these restrictions also apply to the existing pizza restaurants in the city? City: No

BC Builds can be coupled with a strategy to build a pipeline for offsite construction projects to solve the TOP constraint: labour force. Offsite construction can reduce workforce requirements 50%, schedules 30% & cost 20%. Without offsite🏗️, our crisis will worsen🙄

Good start harnessing taxpayer land! There are >4000 public parcels in BC: muni, prov, fed, hospital, K-12, uni, park&ride.. >600 have developable land (mostly🅿️ lots) and in good locations for >50,000 non-market units. This won't solve 🏡crisis but can. 👀sweet solution 🍬💡👇

Chart 2 shows projection of Canadian construction productivity is negative. Contrast w manufacturing is instructive. Yes automation/manufacturing is critical.

@bretoncrellin More than 60% of households are 1 + 2 person. Plexifying a large single family into three 1000 foot units works well for many. Yes: TOTAL rent for 3 plexes will be more, but each plex will be less expensive than 1 SF. AND this is inadequate to address affordability & supply.

@AlexBostopolis If it's a land assembly it could be even more housing. But when we densify housing the cost per square foot for the end user goes up not down. So I don't see the benefit of increasing the amount of increasingly expensive homes.
