92 year old seller - still very sharp First thing I did is ask if she had family close and make sure they were in the meeting I could have swiped a lot of equity, but then I would have to look in the mirror and sleep at night What I have noticed about older sellers they have price anchored to a value long past and they cant imagine what current market value of their house is. They bought for $48k they made $18k a year in income, they stopped being active in trading and knowledge 20 years prior and cant imagine how a person might have $1mm to buy their house and how incomes are $200k This is why its so easy for wholesalers to swipe equity from older sellers. I believe in doing the right thing for others We made an offer based on our desired ROI and profit which Ive shown 4 examples this week. Not more, not less. Same offer we make to experienced sellers Open, transparent, honest, do the right thing, pray and trust God. 3 flips and 3 brokerage deals this year so far - haven't prospected once. btw - person who gave us this lead called this a "hoarder home" this is NOT a hoarder home

Gee look at that … Another tourist helicopter crash just as we see ALL OF THE TIME in Alaska, Hawaiian Islands, and every other tourism destination These (tour operators) entities put their assets (helicopters) into single asset entity LLCs (one asset 🚁 = one entity 🏦 ), then when there’s a crash, the entity is dissolved and the public never knows the TRUE safety record … They then portion off the management company into a separate LLC 🏦 So how does a company with eg 5 prior crashes reflect a perfect track reporting? It’s a game of Monte Carlo Under cup #1 •Management Co LLC = NO CRASHES Under cup #2 •LLC with crash = NOT REPORTED (dissolved, no longer in existence) Under cup #3 •(Active, good standing) LLC with Helicopter 23 = NO CRASHES (helicopter in this LLC hasn’t technically crashed…yet) “Hey Mr Joe Public we’re proud to say Island Flights6 LLC has had no crashes!” Right bc that entity was just formed. Or because Island flights 1-5 did and 6 hasn’t, yet. Or because you’re not accurately reporting on a previously controlled entity now dissolved Stop getting into these aircraft for a 2 hr excursion… the death data is significantly worse than what’s reported

Helicopter Crashes Off Hawaii Coast, Leaving Multiple Dead and Injured A helicopter crashed into the ocean off the coast of Hawaii on Thursday afternoon, leaving at least three people dead and two others injured. Authorities say the incident occurred near Kalalau Beach along Kauaʻi’s north shore, a popular area for scenic air tours. According to the Kauaʻi Police Department, dispatchers received reports of the crash around 3:45 p.m. The aircraft, operated by Airborne Aviation, was carrying one pilot and four passengers at the time. Officials confirmed three fatalities, while two survivors were transported to Wilcox Medical Center for treatment. The crash site is known for its dramatic cliffs, beaches, and waterfalls along the Nā Pali Coast.

One of the most epic stretches of living in the history of the world Sure, it takes making 1MM/year to live adequate, just enough to get a starter home (which starts at 2mm for anything non-tear-down), and pay the bills, afford a closet full of vuori, drive a Tesla, surf 10am-1pm on a weekday, and drink $7 cups of micro roasted coffee with chai tallow, take a few yoga classes per week, get a club membership, … but 10/10 public schools, year round 72 degrees with a light breeze, organic grocery stores, no smog, no insects, no swamp ass, no crime, no homeless-tent cities, no parking meters, the best Mexican food north of Mexico City, the most slightly above average looking but fittest people you’ve ever seen and 10000x less pretentious than Newport and LA folk World class and open to the public; •Beaches •Hiking •Golf •Museums •Parks •Zoos And a tax racket that means homes worth 5mm that were bought 25 years ago for 500k, only pay 5k/yr property tax and locked for life (sans capped increase) And this doesn’t even include that little hamlet to the right on the map called Rancho Santa Fe which is a tweetstorm all unto itself

same except I am older and its more I told my wife, it's almost to the point of her getting a 20 hour a week job that offers full benefits. 80 hours a month / $2711 = $34 an hour + the $20 pay and out of pockets = $75 an hour to work at Starbucks (or anywhere fun that offers benefits)
