Something more investors should do:
Run preliminary title yourself before spending hours and money on due diligence.
In GA, I use the Georgia Clerks Authority (GSCCCA).
$24.95/mo and you can pull recorded docs going back decades.
Once I get a deal under contract, I’ll quickly pull the latest deed to confirm how title is held and check for any recorded judgments against the seller.
If something looks like a potential problem, I’ll ask questions right away before putting more time or money into the deal.
This quick check has saved me a lot of wasted resources over the years.
Worth seeing if something similar exists in your state.

Here are the 4 things you want to have in your temporary occupancy agreement for sellers needing a post-closing occupancy:
1. Clear move-out deadline
Exact date and time the seller agrees to deliver possession.
2. Liability waiver
Once you close, you’re the owner. If someone gets injured on the property during the temporary occupancy, they’re coming after you. This clause gives you added protection.
3. Per-diem penalty
If the seller doesn’t vacate on time, you need daily penalties to cover additional holding costs.
4. Holdback language
Specify how much of the seller’s proceeds are held in escrow until you confirm the property is fully vacant — plus the exact date any remaining proceeds are released to you.

Words cannot express the devastation we feel that our beloved colleague, Wesley LePatner, was among those who lost their lives in the tragic incident yesterday at 345 Park Avenue. We are also deeply saddened by the loss of the other innocent victims, including brave security personnel and NYPD.
Wesley was brilliant, passionate, warm, generous, and deeply respected within our firm and beyond. She embodied the best of Blackstone. Our prayers are with her husband, children, parents and family.

Unsurprisingly Chabad people blowing up my DM’s are so enraged by my appalling opinion on the tefillin video from yesterday.
They’re calling me a snag, you name it bla bla bla.
One thing I’ve learned in this line of work is recognizing character assassination, the effects it’s instinctually has on the human being, and learning not to give a flying fuck about it. It’s the go to move by most people nowadays. Below is an example.
Person 1: Says opinion that’s not politically correct.
Person 2: You’re a “misogynist, Bigot, sexist, chauvinist, etc etc.”
Included in this is “You’re a SNAG”.
When these words start flying they’re used in an effort to induce self doubt in the person which then leads them to retract their position since “I’m being called such bad names, it must be I’m so wrong and perhaps even a terrible person.”
Thankfully I’m a smart dude so calling me names in attempt to scare me into thinking I’m a bad person or that I must be so so so wrong does not work. You’re going to have to come up with a better plan. A logical, intellectual conversation is definitely a start.
So let me be clear. If this is opinion makes me a snag, then I’m a snag and proud😎.
