The absolute best way to understand the difference between US and Mexican culture is to watch how people leave a dinner party. 🇺🇸 The US: You wait for a lull in conversation, announce to the table that it is getting late, thank the host, and walk to your car. Total time: five minutes max 🇲🇽 The Mexican: You announce you are leaving. This initiates a new round of conversation. Ten minutes later, you stand up. Then you go to every single person in the room for a hug, a kiss on the cheek, and a small departing chat. Total time: thirty minutes, at least It is an entire social event you have to build into your schedule, but it’s one of the many reasons Mexican culture feels so warm and welcoming.

Husband and I tried Miami for 1 year after living in SF and NYC tech scenes. Very top heavy - mostly successful founders and VCs who go to live in their nice houses and aren’t out there being part of the community Tons of larping founders - I got invited to some “female founder dinners” and every single woman showed up dressed for a kardashian wedding and had obviously spent all their time in the salon, not building a startup The grifting is real - we won Miami Hack Week in 2023. The $10k prize money did not exist and it took 6 months to even get a hold of the organizer. He never paid. When the next Miami hack week came around, I tried telling 3 people in the community. Organizer told them I was a liar and that I had been paid. This bullshit would never happen in SF or NYC. Miami hack week seems to have a new organizer now so I’m hopeful it’s being better managed.

saylor is underwater. 761,068 bitcoin at an average cost of $75.6K and btc sitting at $69k rn... that's -9.12% on the entire position $5.25B in unrealized losses.. and monday he'll probably buy more.. that does sounds bad until you realize he's been here before. in 2022, btc hit $15k. his average was ~$30k. down 50%. half CT said he was getting liquidated. the other half said he already was. he didn't sell. he bought more. btc did a 8x from those lows.. reason why he can do this is the part many dont understand saylor doesn't fund his buys with leverage that gets margin called. he funds them through preferred stocks strk, strf, strd, strc each paying fixed dividends to different types of investors. as long as he can service those dividends and keep issuing, there is no forced seller. there is no liquidation price. there's just time.. he doesn't need bitcoin above $75k tomorrow. he just needs it above $75k eventually.. and if 2022 taught anything, betting against that patience has been a very expensive trade.

Baby boomers aren't selling their homes & why would they? They paid $120,000 for a home 25+ years ago, owe $0 & have $550k+ of equity. "Downsizing" means they'd need to buy something for $450k + take on a 6.5% loan. ...Many won't move & this will keep inventory low.

@aakashgupta I agree trees are great and definitely add a lot of value to a home and neighborhood But the $50,000 over 20 years is extreme - that's $2,500 per year. People have spent way more than $2,500 in a year trimming and maintaining several trees

Let me explain exactly why every new subdivision in America looks like the top photo, because the math is wild. A mature tree increases a home's value by 7 to 19 percent. On a $400,000 house, that's $28,000 to $76,000. A single shade tree produces the cooling equivalent of ten room-size air conditioners running 20 hours a day. One tree on the west side of a house cuts energy bills by 12 percent within 15 years. The bottom photo is worth more, costs less to live in, and sells faster. This has been documented by the University of Washington, Clemson, Michigan State, and the USDA. The data is not in dispute. Removing those trees saves the builder roughly $5,000 per lot. Concrete trucks need twice the dripline radius of every standing tree. Utility trenches need flat ground. A bulldozer flattens 200 lots in an afternoon. Preserving trees adds weeks and thousands per home. So the developer pockets $5,000 in savings and the buyer eats $50,000 in lost value for the next two decades. The person making the decision and the person paying for it have never been in the same room. The Woodlands, Texas is the proof of what happens when they are. George Mitchell bought 28,000 acres of Houston timberland in 1974 and preserved 28% as permanent green space. He forced McDonald's to build behind the tree canopy. That McDonald's became one of the highest-volume locations in Texas. The first office building, designed to reflect the surrounding forest so you couldn't see it from the street, leased completely. The Woodlands median home price today: $615,000. Katy, a comparable Houston suburb that clear-cut: $375,000. Named #1 community to live in America two years running. Fifty years of data. The trees are worth more than removing them saves. Developers clear-cut anyway because they sell the house once and leave. You live in it for 30 years.

@BitPaine The problem is that it broadly hits everyone and is a necessity. A 0.5%-of-GDP hit to energy prices is far worse than the same magnitude hit to luxury goods, for example. Like how the same bullet wound is way worse in the neck than the arm.
