NNN dilemma: I just closed on a property and assumed the lease. The lease states that the landlord owes 10k in TI once tenant shows receipts. The tenant never made any improvements and the landlord never paid out any money. They never disclosed this status to me. Is it wrong?

I have my last 1031 exchange sitting with a qualified intermediary. I’m completely prepared to pay the capital gains tax if the right deal doesn’t cross my plate. Paying the taxes and having the capital freed up to do better deals down the road seems like the move!
