Thinking about expanding your real estate investment strategy? Here's why small infill development projects could be your golden ticket: **Why Infill development?** - **Location, Location, Location**: Infill projects tap into the heart of established neighborhoods, leveraging existing infrastructure like utilities, roads, and public transport. This proximity to amenities and job centers can drive demand and property value. - **High ROI Potential**: With lower land acquisition costs for smaller parcels and high demand for housing, the profit margins can be substantial, especially when you streamline processes and manage volume effectively. - **Community Impact**: Infill development isn't just about profit; it's about revitalization. Transforming vacant or underused lots into vibrant housing options can uplift communities, enhance the neighborhood landscape, and preserve the character of neighborhoods. **Key Considerations:** - **Zoning and Regulations**: Navigating local zoning laws can be tricky. You'll need to understand or work with experts who know the ins and outs of city planning to ensure your project fits within the legal framework. - **Community Engagement**: Success often hinges on community buy-in. Transparent communication and understanding neighborhood needs can smooth the path from conception to completion. - **Financing**: While banks might be cautious, there's a growing interest from community & private lenders and impact investors who see the value in sustainable urban development. Creative financing solutions can make these projects feasible. **My Experience:** I've completed over 200+ small infill new development projects in the Greater Cincinnati & Northern Kentucky area. I’ve seen our projects transform streets and communities and help reduce the current housing crisis on our area. All the while creating a healthy return for our investor partners. If you're ready to explore this investment opportunity, remember: - Look for vacant lots or dilapidated homes in high-demand areas. - Consider the balance between cost, design, and community/market needs. - Partner with architects and builders who specialize in infill to navigate the complexities. Let's fill in the gaps in our cities, not just with buildings, but with vibrant, livable communities. What's your take on infill development? Have you looked into it or have any questions? Let's chat in the comments. #RealEstateInvesting #InfillDevelopment #UrbanRevitalization #TownhomeProjects

@JohnnyDramaChas I’ve watched the pilot a hundred times. Probably my fav episode. Interesting to see how Ari’s character grows from the pilot.

Entourage has to be in the conversation. The pilot dropped you straight into Vince’s world — the Hollywood rise, the crew from Queens, Ari Gold already stealing scenes, and the feeling that anything could happen next. It set the tone for the entire series in 25 minutes: • Fame vs loyalty • Hollywood chaos • Four friends trying to make it without losing who they are And the craziest part? It felt real because a lot of it was — Mark Wahlberg’s early Hollywood come-up inspired the whole thing. The opening episode didn’t just introduce characters. It made you want to live in that world. Still one of the most rewatchable pilots ever.

New York: 133K NGOs handle $450 billion per year. California: 225K NGOs handle $610 billion per year. Over $1 trillion per year is moved within the NY and CA NGO ecosystem. The fraud is staggering. America is not in $39 trillion in debt. America is in $39 trillion in fraud.

Imagine how much propaganda it took to convince women to go and sit in a cubicle to look at Excel spreadsheets all day, rather than becoming a mother and spending time raising her own children. Retarded.

Tiger Woods got a raw deal. Could you pass this test? The Officer couldn’t remember the questions that she was asking Tiger. I don’t think many could remember all four questions while NOT under the influence.

It is honestly insane to me that the Democratic Party’s logo is literally an ass (donkey) with holes in it. Assholes. That’s their actual logo.

Why aren’t any of these at risk hospitals publishing their full accounting so everyone can see where they spend their money ? All but one group of hospitals that I have looked at potentially investing in, spend so much on consultants and fees that it’s no wonder they are at risk Plus, I have NEVER seen an industry that is worse than hospitals when it comes to buying medications and items like implants, screws, other devices. They overpay for everything. And then when you show them how to save money, their “supply chain” employees resist any change. They are so set in their ways, it’s a shock more don’t go out of business. Prove me wrong.

More than 400 hospitals across the U.S. are at high risk of closing or cutting services because of the Medicaid cuts in President Trump’s “big, beautiful bill,” according to an analysis from the progressive watchdog group Public Citizen. nbcnews.com/health/health-…

I’m going to say this as respectfully, peacefully, and professionally as possible: If our Republican Senate majority does NOT pass the SAVE America Act, there will be massive consequences (beginning on May 26th, 2026). It’s a courteous & polite promise.

The transfer portal has screwed up college sports. My bill is simple: you get 5 consecutive years to play 5 seasons and you get 1 transfer. After that, if you transfer again, you sit out a year. This will fix 80% of the issues in NIL today.

Exclusive: @CoachForGov introduces ‘Student Athlete Act Of 2026’ aimed at curtailing transfer portal chaos. It give athletes five years to play five seasons, while also penalizing a player 1 year for transferring a second time, he tells @OutKickHotMic outkick.com/sports/tommy-t…
