something I've found interesting is that even with this ongoing trend, at the same time people have reportedly become less trusting of their neighbors and less connected to their communities
but iirc research into places without dynamism suggests the opposite should happen

This is very worrisome. Geographic mobility has historically been a key ingredient in the dynamism and adaptability of the US economy—and an crucial way for individual workers and families to seek out a better life. Now it is evaporating before our eyes.

Mortgage rates are rising rapidly as the Federal Reserve tightens policy, with 30yr rates crossing 5% for the first time since 2011.

Where exactly are millennial professionals allowed to live?
We got yelled at for living in our parents' basements.
We can’t live in big expensive cities, b/c we’ll gentrify or price out retirees.
We can't live in smaller, cheaper towns, where we'll displace the locals.
