MOAC💰🏃🏻‍♂️💨🏁
I never had friends that were girls growing up. Not once. I am well known in my area. Well liked. I know plenty of girls. Am friendly with all of them. But to hang out and talk platonically? Never. That being said, the closest one I had was a friend of a friend. Never made a move on her. We were always cool. We’d hangout in bigger groups. Have known her for 15+ years. After grad school she moved to NYC. The classic NYC rotation. Girl boss. Freedom. Dating around. “No man’s gonna tell me what to do” vibes. “Men suck”. [Insert every retarded feminist slogan that you’ve ever heard in the past 20 years]. That was her bag. I saw her maybe 6 months ago at a hotel bar. Her, her friend and my best friend all chillin’ at a bar. So I pull up a chair and we catch up. One thing leads to the other, it’s the classic Sex and the City wanna-be bullshit life. “Yeah, the city is just like amazing. You can do anything you want. It’s so empowering as a women…” blah blah blah. After a couple of years in NYC she has completely lost the plot. She’s drunk on feminist Kool-Aid at this point. She then starts rambling about her dog, and how happy she is, the guys she has dated, basically just coping and projecting for 10 minutes straight. Me? I’m a gentleman, I nod, look at my friend and smirk. I throw in a couple of comments to make her think. Nothing crazy. All was well until she started talking about one of our good friends from our hometown who went through a big struggle having a baby with his wife. “Yeah, I just think it’s kind of bullshit to have to put [my friend’s wife] through all of that just to have a baby when they have a great life as is. They can travel. They can enjoy. They can be flexible. They’re just fine without kids. It’s just so oppressive…” By then I had enough. I hit her with a 5 minute proper MOAC podcast level rant. Psycho analyzing every single thing she said since I pulled my chair up and why she’s completely full of shit, why she knows everything she’s saying is actually cope and protecting, how she would be better off just admitting she is pissed off that she got brainwashed into thinking her life as a 30 year old dog mom whore in NYC chasing hedonistic pleasures is going to lead her to a path of a horrible and regretful life as a woman, and the quicker she admits that to herself and takes the L to the fucking chin and corrects her path, the better. Otherwise? She. Will. Be. Cooked. Haven’t talked to her since. Was I out of line? Idk. Maybe? But imagine if someone told her that years ago? Every girl in this day and age, needs a man to tell them the truth to their face so they can go back to the mirror, look at themselves, and make a conscious decision. Do you want to be alone with a cat or dog at 50 years old because you were told that you could do some random bullshit job for $80k a year better than a man when the job itself won’t exist in 5-10 years anyway due to AI? Or… do you want to be a woman, a partner, a wife, a mother, a homemaker, and a happy and fulfilled person on this Earth? All of which can be done WHILE still pursuing your career. Now I don’t blame her or ANY of these women who got psyop’d by the literal Matrix. All the blame rests with the weak men who allowed it to happen. Simple as that.

We just sent a contract out to a seller in NJ with this structure: Purchase Price: $275,000 Seller has the ability to lease the property for $2,000/mo for 12 months At the end of the 12 months she has the option to purchase it back for $425,000. If she can’t, we are free to renovate or sell the property. ARV is $550,000-$600,000. I’m a prime example of being ret*arded but still being able to get deals Anything I should add in our deal to protect myself with this structure?
