People like to debate whether a home is an asset or a liability? But if the home is worth $550,000 & the couple owes $200,000? Their net worth has $350,000 included in it making the home an asset. ...What are we missing?

Tenant moved out. Front door was crazy bad. I took the screen down and put up a stainless steel screen with trim around it. I am horrible at mitres. What a great reminder.

Most flippers absolutely suck at their job. I see some of the renovations that hit the market and genuinely wonder what the investor was thinking. It’s bad out there. Weird design choices. Finishes that make no sense. Stuff that doesn’t fit the neighborhood at all.

BRRRR investors: You buy a property where the HVAC and roof are both 20–25 years old, but still working fine. No leaks. No issues. Do you: 1. Leave them in place and run them until they fail, knowing you’ll likely be replacing them in the next few years or 2. Replace them during the initial renovation so you don’t have to deal with it while the property is tenant-occupied?

The average new car payment in the US is ~$735/mo. That’s $8,820/yr & a person could use that money to instead: -Invest $7,000 in a Roth IRA -Put $1,820 towards an epic vacation A new car sits empty most of the day & hurts your ability to build wealth.

Just walked a house less than half a mile away from where I live. It’s tucked back away from the road, 4000+ square feet, carriage house, built-in pool. House needs easily 300,000 in renovation. Probably worth over 1 million out.
