@ChrandLord I think the key ends up being scale when you have the base to do it. I’m early on with a small portfolio of 8 SFR so squeezing each deal to max returns one at a time is the play right now as the base grows bigger. I can see the appeal as capital allows though

Big multifamily is funny to me. So much money down and so much risk for a measly 10% return. Small multifamily on seller finance cash flows at 95-100% LTV. Cash return is almost always 50%+. Once you have it, slow money makes sense I suppose. I am still in the trenches, I need to be doubling quickly.

I’m spending $400 an hour for 2 electricians right now for roughly 5 full days. The owner of the company decides to put on his 14 year old son on at $45 an hour as a helper. I call to shoot that idea down immediately. He says we gotta train the next generation at some point. A flashback to 22 years ago when I started hit me. He sold me with a sentence. I’ll eat into my budget so the kid can get some experience. Warned him I’m not running a church service on the job site so he’s gonna hear all the words tomorrow. Not enough kids are going into the trades and we have to encourage them too. I know a guy who just graduated Ivy League in engineering and couldn’t find a job so he became an EMT. Our youth are our future.

Closed a 4-unit last week. I own the 14 properties around it. Wanted this one for years. Patience paid off. Well… overpaid. All cash. Quick close. His terms. Most investors would call it a bad deal. But 1 + 14 doesn’t equal 15. I own the whole street now. Both sides. Long term, I stole it.

The bigger I get the more it makes sense. 10% on hundreds of millions is a lot. But definitely cool to figure out what I can do with the $3k I had when I started. I think when you get to the multi-millions mark you're more concerned at not losing a bunch of it rather than making the double digit returns.

@FlipWithNiko I would prefer to cash out, that requires forcing 40-60% equity tho! I don’t like refinancing if I can’t get a little scratch in the process.

@ChrandLord The refi play is what makes it really work. Get in at 95% LTV on seller terms, force some value, refi the seller out in 2 years. Now you've got zero in the deal.
