I currently have a property manager for my first rental property that I closed on 2 weeks ago. I'm 2 hours away & was intimidated by having to figure out all the management systems on my own, but I'm already wanting to start managing myself. The plan is to give them another month or 2 while I research & build out the systems then convert over based on how these months ago.

A friend of mine who has a bunch of Fourplexes just replaced 2 failed ACs for two new ones. $11K total 2.5 tons each He believes that his tenants never replaced the AC filters until way too late according to his technician Problem is he never goes and checks his rentals until there are major problems. You’re never going to win the game like that. He’s focusing on putting out big fires but never preventing them that’s what’s happening He’s been replacing 2-3 every year now for the last 5 years. Mid 100s drop until September here in Phoenix. More pain to come

Side quest for me is to increase our washer and dryer count at our motel. We use this for our STR business and 2 and 2 isn’t going to cut it anymore. Today I started by tearing out the wall between the laundry room and storage room.

In 2 weeks of being a new landlord I've had: - 1 toilet repair - 1 broken fridge - A tenant who already hates the management company - The other tenant is claiming the previous owner gave him a verbal promise of $200 off his rent (not in writing anywhere lol) - Seller is not giving me prorated amount from last rent collection (Long story) Going real swell😎 But it's all part of learning the game. **Queu all the real estate haters**
