Be honest with me, Americans 🇺🇸 Do you actually let your kid drive on an empty parking lot at like 12 years old? In Japan, you can't even touch a steering wheel until you're 18. Not a joke. Not once. Not "just around the block." Never. But online, every American dad just goes "yeah I taught him on the farm truck when he was 10" like it's teaching him to ride a bike. So now I'm genuinely curious: How old were YOU the first time you actually drove a real car? Is this a rural thing? Or does this happen in cities too?

This hunk of waste is next on our agenda to rehabilitate. It’s grandfathered in so knocking it down isn’t really an option. Needs extensive work. Probably be a few years. Electric, plumbing, windows, doors and interior work. Look forward to the challenge. County and permitting will be challenging.

@aceofcards89 That’s why well timed and planned auctions surpass comps. Or maybe the price of last sold was not the true value. It’s not the stock market. Market price of cards is the an average over time.
