It’s actually a nice building by Paraguay standards. I know a few owners there and a couple of friends who own and also others that rent in the building. And I remember taking a tour through a penthouse when it was first completed. That was already sold, 1.7m from memory. They were recieving offers of 2.2m right after completion and the same guy has been offered over 3 years later. It's real. At current rents it works out to roughly a 7% annual return. Ignoring inflation and rent growth a two bedroom would take around 14 to 15 years to pay itself off. Anyme can do the math. Most owners there are not relying on the rent though. Not at all. They paid cash. Many live there part time or use it when they are in Asunción. One guy bought four large apartments, knocked walls out, added staircases and turned it into one big place just for when he is in town. A lot of the owners are retired founders of large Paraguayan companies, one owner there own a large bank and there are families who have done well in life who live there. It ends up being a community of people in a similar stage of life and similar financial level. Because once theybare at that level, they need to be around aimiliar mindes as to not get dragged down or used. And the restaurant, and all ammenities there are actually very good too. Go chevk it out in person. I think a visit inside aome of the apartments vailanle would show you what its all about. Another world and another level to run of the mill rentals or apartments in PY.

@planbparaguay I thought Jade park is mostly empty. I saw the big tickets its being listed for but hard to imagine people actually buy it at those prices, unless money laundering? Very weird complex. And worse than Distrito imo.

I'll ask and seenif he can get a response from the owners. Maybe because it isn't finished yet. Not everything is sold, not by a long shot. There is still like 6 more apartment buildings to go. If it follows suit with jade park. Your 750k apartments will be selling for 950k in two more years and the 1.2m apartments around 1.5-1.7m Jade park didnt start appreciating till it was completely finished and filling up with tennants. And some aprtments in jade park have gone up 100% in 4-5 years. 20% a year on average. Some have only appreciated 25-30% in the same time.

@planbparaguay Yes, eveything is sold as its built and there's a lot of it and growing. That's good for developers, not the investor. Look at Panama city "parking lot" historical RE prices and it might be clearer. I won't touch the ARG part as it's too long.

That is highly unlikely to happen though. Even if Argentina improved to that point which it won't. The Argentinians investing here are mostly the ones that have left for good. Or are tired of a lifetime of bad fiscal policy and rollercoaster rides. There is about 450 buildings being built at the moment in Asuncion. Possibly 60,000 apartments or more to be finished in the next 4 years. Most are aold before they are finished. And what's left doesn't take lo g to sell. Nit when you have 15k people moving here every year and buying. Which is growing. The developed world is not getting any better. You got to be real in the moment. Mot what ifs. And PY is real and the developes world is crumbling.

Yeah nice write up. I thought 6% would have been what's true in the mkt here. 7% is good. Where did you buy? We aren't amking any money whatsoever on commissions or realestate. Maybe i'll look into it in the future. But just building relationships for 5-10 years first. Don't want our clients to get screwed over.

@Ben362626 Depends how you define health, at some point you hit diminishing returns. Good sleep, some important supplements, training 4x/week (and some sauna) and a low carb diet is how I'd define it for me. Anything above that and I'm losing focus on business.

This whole current debate in Europe about security and how the US abandoned us and how we now need to spend on defence else we will perish, etc… Dudes… Europe’s biggest enemy is within… it’s not Putin… Putin is not stabbing people in the streets… Putin is not turning French cities to among the most dangerous to walk through at night… Putin is not delivering inflammatory prayer preachings… Putin is not creating an anti business over-regulatory framework… Putin is not over-taxing… Putin is not deterring youth from procreating out of lack of economic security… Putin is not discouraging entrepreneurial zeal… Sure there are longer term security considerations and sure Russia poses a credible security threat over the medium term and sure it needs to be deterred and managed. But security cannot be defined just by military deterrence. If the deep internal social rifts and security issues and the eroding competitiveness Europe is facing are not sorted, spending 5% of GDP on arms won’t be sustainable and won’t be enough. Bitching about Trump and the US is just an emotional state of denial. Time to look within.
