These numbers are highly exaggerated. Even area’s where house prices skyrocketed you couldn’t buy a house for 120k 25 years ago unless it was a dump and you had to spend 100k to make it livable. And of course they don’t mention interest rates in 2000 are about the same as today. Last of all if the house is paid off you’d pay cash for a house so interest rates aren’t a factor. For me downsizing from a 2400 sq.ft. to a 1500 sq.ft wouldn’t save me shit after paying realtor and moving fees unless I moved far from the area, which I don’t want to do. So, this scenario and these numbers are total BS. It’s just a subtle way of blaming boomers. Just build more houses.

Baby boomers aren't selling their homes & why would they? They paid $120,000 for a home 25+ years ago, owe $0 & have $550k+ of equity. "Downsizing" means they'd need to buy something for $450k + take on a 6.5% loan. ...Many won't move & this will keep inventory low.
