$HOOD $IBKR I suspect alot of people are borrowing on Margin to buy homes... I know it sounds crazy but... It kind of makes sense if you think about it... If you've made a really great gain the market and want to buy a home, you could either sell the securities and use the liquidity to buy a depreciating physical asset OR borrow against it and pay an interest rate that lower than the current 30 year fixed... Im not sure how Robinhood and some of the other brokers can offer such low margin rates but it is what it is... I've been seeing alot of "ALL CASH" deals by people with regular 9-5's with W2 income and no previous home sales that could provide the liquidity. There are major risks that may not being taken into account of course but It would explain some of the things I've been seeing personally in the real estate market. I asked a friends who did this and asked if he was worried about getting margin called and he gave me this response... "I could always just borrow the money against the house and pay the margin balance off anytime I want."
