Had some time to make an isometric Japanese 🫖 tea house in @figma for fun. This was realllly just an excuse to use variable collections/variables in FIgma in order to create a 🌙 and ☀️ version of it.

@Jatodaro Yeah I'm a sucker for yellow too. Red with the lines of the Emira kind of reads as a Ferrari imo (maybe a good thing lol), and blue is pretty common across most cars I'd say. That's my justification lol

After four years of dodging the Covid bullet, I tested positive earlier this week. Had a good run ✊

Also anyone who says masks aren't effective are wrong. For the first time in four years we took a vacation and did everything without masks (typically would mask indoors when lots of people were present). Sure enough, tested positive shortly after returning home.

There's an old gas station for sale nearby, and the idea of turning it into a coffee shop with a retro gas station vibe is overwhelming me.

@DallasBarnes As a former coffee shop owner, I will warn you, it’s a terribly tough business model. With your average sale price so low (probably $5-$7), you need tons of customer volume every day to have any chance of making a profit.

That’s too expensive. My wife and I were planning to build a 14,500-square-foot coworking space and coffee shop, and we were only paying $1.2 million for the building. In addition, we had approximately $800,000 in renovation costs. To make it profitable, we needed to generate $50,000 a month. We went through the entire SBA loan process and were approved with a 10% down payment. We had our architectural plans drawn up, but we discovered we needed approval from the anchor tenant, Lowe’s, to use the space as office space. Unfortunately, we couldn’t get their approval, so we had to abandon the project. If you have any questions about the SBA process, feel free to ask.

Okay so problem number 1 – It's listed at close to $1 Million as-is. The location is undeniable, though. Question for those in-the-know: Where do you even start when it comes to funding a project like this?

@svperfecta Damn, sorry to hear that Brian. Curious where the 4x budget came into play? Was it environmental updates or the usual suspects like electrical, plumbing, etc?

@DallasBarnes Don’t do it. I had the same idea for a local firehouse. 3 years and 4x the budget later….

@DallasBarnes I live near an old GE facility. Huge, lovely set of industrial spaces with impeccable vibes. For sale. Cheap. Environmental mitigation is like 12x the sale price.
