First 3 things I do when evaluating a potential flip to buy: 1. Satellite image Look for major negatives right next to the subject. Water tower, electrical towers, apartment complex, railroad, super busy road. Anything that could hurt resale. 2. Google Street View What do the surrounding neighbors look like? If a neighbor looks like they run an auto shop out of their front yard, that’s a big deterrent at resale. 3. Flood plain check Even if the house has no history of flooding, the buyer you end up selling to will have to get flood insurance. Just a negative to factor in going into the deal.

Recently bought a flip with horrible pet and cigarette odors. Here’s what I did 👇 Let an ozone machine run for 48 hours. Learned about ozone years ago when I hired a company that specializes in odor removal after a tenant was breeding dogs in one of my rentals. Paid them a couple grand to take care of it. They ended up just running ozone machines and scrubbing doors, floors, and trim with disinfectant. It worked, but still not worth 2k. Bought my own ozone machine immediately after — has worked like a charm ever since. Rip up the carpets. Almost impossible to get pet/cigarette odor out of carpet. If the subfloor is badly damaged from pet stains, replace it. If not, Kilz it — locks the odor in place — then put new flooring on top. Add odor removal drops to the paint. These 3 things have worked 100% of the time for me on getting rid of bad smells.

Just spent two weeks at Florida beaches. Here’s what I observed: - Tons of kids - Economy is in full bloom. Lots of yachts in the water - Most people are obese - Restaurants packed and it’s not even June - People drive slower than people in Seattle… - Tons of Christians - Gen Z definitely has not given up alcohol. Local beach bars were insanely packed. Drinks flowing! - Not a single Tesla - Zero tattoos - Lots of new construction including thousands of beachfront custom homes - Crazy high number of families using an expensive photographer to do beach photoshoots Recession cancelled!

Fixer upper gets listed for $250k. I offer $180k with 3% commission — I’m a licensed agent and my company is the buyer. Plan is to wholesale it for $190k. Needs $75k in work and will be worth $320k after repairs. Listing agent says too low. 4 weeks later our CRM notifies me the list price dropped to $225k. I follow up. Agent still says $180k is too low. Another month goes by. CRM notifies me again — price drops to $210k. I follow up. Agent says they think it’ll work. I draft the offer, send it over, and it gets accepted. We price the deal at $190k and sell it — signed contract and EMD in hand. While we’re still in DD, I tell the agent my buyer needs a $20k price reduction to move forward, but they’re ready to wire EM and waive the rest of DD. Seller meets us halfway. Price drops to $170k. We make $25k. That’s the exact play we run wholesaling MLS properties.
