Want to be successful in business?
Document every single thing you do and list it as an SOP with a job title.
Yes even if you haven’t hired those people yet. You are laying down the foundation. When they walk into that role, you hand them the paper. In a snap shot they know their responsibilities. If it’s in your head, the business owns you!
Example: preseason maintenance/changed engine oil/March 1/ Mechanic SOP.

The loan on one of our multifamily properties is up.
We had 3.1% interest rate on a 5 year fixed loan. Damn we should have fixed it for 10 years! 😭 Would’ve been 3.3% maybe.
Our existing lender is willing to refi at 5.6% today with about 1 point in fees.
Another bank in LA is quoting 5.9% with no lender fees.
Anyone getting much better than this? Need 70% LTV at least.

Update to the redlining.
Seller’s attorney wants to “prorate transfer taxes” when my contract said to split them, as is customary in PA.
Not sure they have done many transactions.

@REDevManager Me either. I sent over a 5 1/2 page contract and the broker wants to know who my lawyer is.. I said that their 4-name law firm can review it, but I don’t need counsel on this.

What’s a reasonable time expectation for their attorney to redline it?

What is under the grey vinyl planks?
For years I told my friends they should have original hardwood floors under the vinyl.
For years they told me they removed it when they did a new kitchen, I disagreed, why would a contractor do that?
For years I told them the grey vinyl was running the wrong direction.
Yesterday I got my shot to cut into the floors and see what's going on.

Cash out refi last week.
Bought a newly constructed, but empty storage facility last fall for $440k.
It’s nearly leased up and it was appraised for $800k.
Pulled out my cash and a little more . Will let the cash flow flow now.
I didn’t want to get too greedy and over leverage at this point in the cycle.

My dad’s friend from across the street owned a bar/restaurant and he made a killing buying beach side condos, renting them for decades, and then selling.
His advice was, “Sometimes it takes more balls than brains.”
I think about that nearly every day.
