$625k home 20% down-payment $500k mortgage with a 7% interest rate and a 30-year term, you are paying $697,544.64 in interest. the $625,000 house cost you $1,447,544.64. this is equal to a $4,021 monthly rental payment, plus you pay for maintenance and repairs. houses cost so much because people can borrow money that’s created with the press of a button to buy them. if everyone had to pay in cash for their home, prices would drop significantly. most people think mortgages are designed to help them. but NO. mortgages are designed to earn profits for banks.

@Cryptoboyy_Aji And in 30 years that $625k house is worth $1.5M while the renter has nothing to show for it. 90% of middle class wealth is in their homes. Terrible advice

@DraftswithDraft @Cryptoboyy_Aji No my bad, i meant 100k to buy and the government takes 60k of it in fees alone so your only left with 40k to put down on the house

the average US mortgage is $250,000 at 7% over 30 years. total repayment? $598,000. you borrow $250K and pay back $598K. $348,000 straight to the bank for nothing. then you pay to fix up the house. stuff breaks. you pay insurance monthly. property taxes every year. 3–6% in realtor fees when you sell. and we act like renting is throwing money away. there is a strong argument for renting.

@DraftswithDraft @Cryptoboyy_Aji Not true. In Australia rent is 1/3 of a mortgage and you need over 100k deposit and 60k of that goes straight to the government. If i invest 100k in the sp500 and the 2/3rds remaining from my rent/mortgage difference the total return is like $8m after 30 years.

@mvickersAR @Cryptoboyy_Aji A $250k home 30 years ago is now worth $600k-$700k. That’s $700k in equity a renter who probably spent about the same amount has nothing. Not sure why this is complicated

@DraftswithDraft @Cryptoboyy_Aji After paying off said mortgage you will have spent $1.5 million ( but yeah I have a $700,000 house ) don’t forget the taxes you paid on owning the home while paying the bank so you CAN own the home , another $150,000 in 30 years time. Shall we discuss maintenance and repair?

Teams often overvalue 1st round picks and the Rams use it to their advantage. Around 40% of 1st round picks don’t even have their 5th year option picked up. Bottom half of 1st round is probably 50-50. If can get a stud for several years and you are usually picking back half of round 1… you should take it

TRENDING: This video of 2024 Carolina #Panthers first-round pick wide receiver Xavier Legette has gone viral on social media. Fans are extremely concerned with Legette’s speed and footwork as he continues to struggle. 😬😬😬

An AMAZING moment from the LA Mayoral debate between Spencer Pratt and Karen Bass. Pratt: “To the Mayor Karen Bass's, the thousand firefighters that were available, but there was no engines for them because of the $17 million that Chief Crowley had asked the mayor for nine weeks before, and Mayor Karen Bass denied it. So they may have been available, but they didn't have the equipment they needed. Not to mention, Janice Quinones, who Mayor Karen Bass put into a position of power at the LADWP, she drained both of these reservoirs that these firefighters needed to put out these fires. A lot of people will talk about climate change and hurricane force winds. The winds in the Pacific Palisades never reached higher than 40 miles per hour. For those first six hours, they didn't go above 27 miles per hour. So without those two reservoirs filled with 117 million gallons and 5 million gallons, these firefighters had to fly all the way to Malibu and Encino to get water. So that to me is the most dangerous thing that this the mayor put us up against” Moderator: “Mr. Pratt, a follow up here though, what would you do moving forward, uh, that would make this better two years from now if we face the same situation.” Pratt: “Well, first off, as mayor, I will never drain the reservoirs that we need for wildfire protection. There is this conspiracy now that they're empty, that they were for drinking water. But if you research it, they were actually made for wildfire protection. As mayor, I'm going to add 20 dip sites all around the communities connecting to pools. So God forbid the water system goes down again, these dip sites that will be connected to individuals' pools will fill up for the helicopters to have water.” Spencer Pratt just torched Karen Bass on live TV.

@0xRuzy Here’s a question? Do people in Britain feel poorer than people in Ireland? Of course not. That’s just silly. And yet using these same dumbass statistics Ireland would be the richest state in the US while Britain would be the poorest. I guess that tells you all you need to know.

“If Britain was an American state, how wealthy would it be? How many American state are wealthier than the UK in terms of GDP per capita? The answer will shock you.” They did a poll and most British people thought Britain would rank around 7th richest. They were way off. In terms of GDP per capita, even Mississippi, often seen as America’s poorest state, is richer. That would make Britain the poorest state in America on that ranking. The funny part is how confident people were that Britain would rank much higher. When the interviewees were asked why Britain feels poor, the answered; lack of opportunity, high taxes, rising cost of living, and wages not matching their American counterparts. Who knew Britain was this poor?

@UziCryptoo If you work at In and Out then don’t live in downtown New York in a $2,000 apartment. There are places all around the country you can rent 2 bedroom apartments for $750-$1,000 a month. In fact anywhere outside of big cities

In my area, In-N-Out and Chipotle are hiring around $20/hour for new workers. Let’s say you even land full-time at 40 hours/week: $20/hour = $800/week That’s $3,467/month before taxes. After just 12% in federal taxes, you’re left with about $3,051/month take-home. Now here’s the reality: Average one-bedroom apartment is around $2,000/month. So even working full-time in fast food, 65% of your income disappears to rent alone. That leaves you with about $1,050/month for: • food • transportation • insurance • phone • savings • emergencies This isn’t a “budgeting problem.” This is a cost of living crisis. Working full time should never mean barely surviving.

@thorku Thor, one of the prospects some may be shocked to see on this list is DT Dontay Corleone out of Cincinnati. Yes, he was projected to be a 4-5th round pick, but I think many don’t understand his medical issues with blood clots in his lungs and the tight rope ankle surgery.

Was a big fan of Corleone a couple of years ago he was projecting as a 2nd round pick after his Sophomore year… but decided to go back to school last 2 years. Had dropped to early mid Day 3 this season then blood clots in medical made him fall off of boards. Definitely still worth a shot

Some teams viewed Eagles rookie TE Eli Stowers as a big WR, similar to Michael Pittman, instead of as a TE. Here's how they compare athletically with their relative athletic scores. #Eagles
