Setting up sms drip campaigns in my crm is one of the better choices that I have made.
If you do not have any set up, this is my drip stack if you’d like to copy:
- New lead (as soon as lead comes in. Daily texts & 1 week long)
- Ghosts (people who have ghosted me)
- Reconsider (I made offer and they said no)
- Working with comp (they chose another buyer. Kicks in a few days before their scheduled closing date)
- 3 month (they ask to follow up in 3 months)
- 6 month (they want me to follow up in 6 months)

If you’re booking sellers on a calendar for scheduled offer calls …
Do this to increase show up rate:
-Confirm exact time while on the phone & let them know what phone number will be calling them
-Let them know the call won’t take long, and a “no” to your offer is perfectly fine
- Send a confirmation text as soon as it’s booked
-Send a 30 minute, and 5 minute reminder.

Onboarding a third lead manager this upcoming week
She will be replacing someone that’s currently in that role
She has more experience, sounds amazing on the phones, and is more organized
She will be hammering:
-Leads my other two managers haven’t been able to get in touch with the past 30 days (single dial)
-Sellers that no showed appointments and rescheduling them for my sales guys (single dial)
-Older/colder leads in my CRM. (Triple line dial)
Goal is to book an additional 5-10 appointments … let’s see!

This is my AI bot calling incoming leads on the weekends … It then schedules it on our company calendar for my sales guys to call Lead in. AI calls within 10 mins. Information gather. Appointment scheduled. Amazing, are you using AI?

@Dylan__Gass Nope, assignment. Thought it was a $150k deal. Title came back with $250k in liens. Spent 3.5 months negotiating with the IRS… they denied the request and added another $50k to the original lien. Then $32k in state liens surfaced. Deal died at the finish line
