A Realestate agent called me three years to sell me an apartment unit in Bole “that is 90 percent complete and due to be delivered in a year”. Funny another agent called me today offering me the same apartment “that is 90 percent complete and due to be delivered in a year”. Hmmmm

@SamRosmarin I think the stock exchange is a bigger threat to real estate. Locals can only keep FX sent from abroad. But the stock exchange allows you to buy shares in Birr. For decades, cars and homes were basically the only options for preserving capital (bank shares, to a lesser extent).

Something to watch: will floating the ETB crash the Addis Ababa real estate market as residents are now able to hold more liquid assets (USD)? This may sound positive for cost of living, but it will create many underwater loans and could threaten bank balance sheets

@Mekdes_T_M Show your contract to a lawyer. I am sure he/she can find something to negotiate about. The government recently announced that all transactions are to be in Birr. It didn't say you can't enter into a contract in USD, but it didn't say you can either. It is open to interpretation

What advice do you give to someone whose salary is in Birr and made real-estate deal in USD to be paid in installments. Pay what they can ASAP because the official rate will keep on increasing or wait a bit. I advised them to go for the latter. What say you?

@solassefa @GetachewSS Add another 30k/sqm for land and you are at 110k to break even in popular places inside the ring road.

@GetachewSS The era of spacious luxury apartments is over. However, at the break even price of about 75,000/sqm, small European style utilitarian apartments under 75sqm could be sold. Then sales are for the price of a new car. At that point, there is unmet demand. Something to look at. (2/2)
