Reached out to a broker to see if his client would be interested in selling. Below is the response I received. Is his client aware that this is how he speaks to people in the industry? Is it in his client’s best interest that prospective buyers are instructed to never contact their broker? This broker represents many property owners. This does not represent how brokers conduct themselves. What a wild breach of duty.

@AP Honestly, I don't understand why Republicans are so against counting mail-in ballots. These are legal votes cast by American citizens. At what point do we call it what it looks like voter suppression? Every ballot deserves to be counted.

Let’s pause and think about what actually happens during a colonoscopy. You’re sedated. A flexible tube with a small camera is inserted into the colon so physicians can examine the lining and remove abnormal growths at the discretion of the doctor. That lesion may become cancerous in 15-20 years or it may never become cancer. In the meantime, poking a little too hard with the instruments can make a hole, leaking fecal matter into your abdominal cavity. So you could end up with emergency surgery for a possible lesion that could possibly become cancerous someday. Now, instead of reacting emotionally or projecting the program you’ve been given, step back and think logically. Does this sound like a good idea? When a procedure can lead to death or permanent damage, don’t you think it’s time to rethink our approach?

@Jacob_Naviaux Definitely lucky. I've been to many supply line or slab leaks that easily exceeded 50-100k and the carrier issued a 10k check. Mold is also capped at 10k here on most policies. I have a loyds policy for my rentals and flips. I don't even bother with water coverage for them.

@Jacob_Naviaux Yep. Typical in Florida or only 10k cap on water claims not caused by storms. I am a restoration contractor and see this all the time. Homeowners had no clue.

Had a plumbing leak on one of my flips recently. Filed a claim with my insurance company. Denied. Reason? My policy didn’t cover plumbing leaks. I was blown away until I re-read the policy. They were right. So I called my insurance agent and asked: “Why have you been writing me policies that don’t cover the #1 reason people file claims nationwide?” No good answer. Needless to say, I found a new insurance agency. Lesson for other investors: Don’t assume you’re covered. Actually read your policies. One bad assumption can wipe out your entire profit on a deal—or worse, cause a major loss.
