The saddest post I have ever had to write, but on Monday I lost my wonderful wife Miranda to cancer. I’ve been too upset to post and the kids are devastated naturally. I’m thankful for all the kind words of support from my friends in property and my #rugbyfamily

Pride comes before a fall. In a recent survey of over 2,000 people; @Zoopla found that 44% of UK homes listed in the past three years failed to sell. Unsurprisingly, this was predominantly due to over zealous pricing. This ended up costing sellers more and increasing their odds of not selling than if they'd priced correctly at the start. The market has had a strained few years, buyers are wary, tired and overly cautious. Interest rates remain high but the willingness to move remains, even if in some cases they’ve had to shelve their plans temporarily till things improve. Properties will sell if priced right but first “portal” impressions count. They leave a trail of information that you can’t rewrite. Sellers will save themselves a lot of time and money if they accept reality and not a 2022 comp.

Yesterday I posted about the Temu Range Rover, and a lot of you replied about issues you’ve been having with Jaecoo too. So I took the liberty of reading the warranty document of Britain’s best selling car, as I'd heard they had a 7 year warranty. Prudent, since we will be covering them one day, well that day is sooner than I thought! Whilst they do advertise a 7 year 100,000 mile warranty and some parts are covered under this, many parts are only warranted for 3 years or just 40,000 miles! These include: • A/C Compressor. • Alternator. • Ball Joint(s). • Brake Caliper. • Catalytic Converter. • Dashboard Upholstery and Trims (wear & tear). • Infotainment Unit. • Exhaust System. • Fuel Injector(s). • Fuel Pump. • Oil Pump. • Seat Upholstery (wear & tear). • Shock Absorber(s). • Starter Motor. • Steering Wheel Upholstery (wear & tear). • Timing Belt. • Track Rod End. • Water Pump. • Wheel Bearing. • Window Regulator. Worse still, the remote control key is only covered for 1 year or 20,000 miles, and if you are using the car as an Uber, Taxi, Courier or Driving School the main warranty limits are reduced further. It's been a long time since i've seen any manufacturer offer warranty cover only for the first 40,000 miles, in fact I can't remember any. I know these cars are cheap, but perhaps that is for a reason...?

Lest We Forget🇬🇧: Nearly 46 years ago to the day, we remember and pay tribute to the heroic efforts of the British Special Air Service (SAS) and their successful execution of "Operation Nimrod". When Great Britain had leadership with BALLS, ironically HER name was Margaret Thatcher. On the 30th of April 1980 until May the 5th 6 Iranian Islamic terrorists demanded the release of prisoners in Khuzestan and their own safe passage out of the United Kingdom. The British government quickly decided that safe passage would not be granted and a siege ensued. The operation brought the SAS to the public eye for the first time and bolstered the reputation of Margaret Thatcher's government. The raid lasted seventeen minutes and involved 30 to 35 soldiers. The Islamic terrorists killed one hostage and seriously wounded two others during the raid while the SAS killed all but one of the terrorists. The 17 rescued hostages and the remaining terrorist, who was still concealed amongst them, were taken into the embassy's back garden and restrained on the ground while they were identified. Five of the six Islamic terrorists were blown away by the members of the SAS.
