The Court of Appeal has held that spousal consent is NOT a mandatory requirement for the sale of property that does not qualify as a โmatrimonial homeโ even where a spouse claims a beneficial interest.
The case involved an elderly man in poor health who sold his home to a neighbour to raise medical funds and escape threats from his own son who wanted to throw him out. His wife, Leah Wangui, challenged the sale for lack of consent. Although the High Court cancelled the transaction, the Court of Appeal was asked whether the sale could still stand without written spousal consent.
By majority (with a dissent by Justice Joel Ngugi), the Court of Appeal reversed the High Court, holding that the property was not a matrimonial home under the Land Act at the time. A spouseโs beneficial interest, on its own, does not defeat the title of a bona fide purchaser acting in good faith. The sale was upheld.

NHIF closed with debts of Sh33b to providers. It was accruing Sh4b/month claims, revenue Sh3b, Sh0.5b operating cost > Sh.1.5b/month deficit. So much for NHIF was working. SHA/SHIF Oct-Jan. Revenue Sh6.7b/month, claims Sh4b > Sh2.7b/month surplus. So much for SHA is not working.

PhD Students - How to write the conclusion section of your research paper?
Conclusion section is where you have the last opportunity to leave a solid impression.
Here is a stepwise process for writing the conclusion section.

Begin by revisiting the research problem or question that your paper addressed. This reminds the reader of the core focus of your study and sets the stage for summarizing your findings.

PhD Students - Identifying research gap is one of the biggest challenges.
How to identify the research gap for your PhD?
Here is a stepwise process that can help you to identify gap for your PhD.
๐. ๐๐๐๐ง๐ญ๐ข๐๐ฒ ๐ซ๐๐ฌ๐๐๐ซ๐๐ก ๐๐ซ๐๐:ย Before identifying the gap, you need to identify the area. This is quite easy. The area can either come from your previous interests or your supervisors can give it to you. For example, detecting cyber-attacks is a research area.
๐. ๐๐๐๐ ๐-๐๐ ๐ฅ๐ข๐ญ๐๐ซ๐๐ญ๐ฎ๐ซ๐ ๐ซ๐๐ฏ๐ข๐๐ฐ๐ฌ ๐ข๐ง ๐ญ๐ก๐ ๐๐ซ๐๐: Once the area is identified, search for 5-10 most relevant literature reviews/secondary studies in the area. These papers have already reported a summarized view of the existing primary studies. Read these papers carefully to understand what literature already exists in the area.

Identify 3-5 research directions from these literature reviews. Detecting data exfiltration attacks is a research direction.

If no paper exists at all in this direction, this could mean two things - either the topic is not worth doing research or the topic is good but too new.

While reading each paper, note down the points that you think could be worth future research. This will become part of your discussion or future research section. For example, detecting data exfiltration attacks in real-time is a gap.
