This is why real estate builds wealth faster than most people realize. The asset appreciates on the full value while your cash investment is a fraction of it. No bank will lend you 5 to 1 leverage to buy index funds but they'll do it all day on real estate at a fixed rate. I used that exact math to justify my first property and it changed how I thought about every dollar after that.

Biggest lie in personal finance: "Pay off all debt before you invest." By the time you're debt free you've lost 20 years of appreciation, cash flow, tax savings, and equity buildup. Good debt doesn't need to be eliminated. It needs to be optimized.

Your 401k is capped at $24,500 a year. Real estate has no cap. One deal can do what a decade of contributions never could. And you don’t have to use any of your own money to contribute to it.

@tomorr53 You obviously have no idea what you’re talking about. Debt backed by Real Estate is the safest debt possible and also your income doesn’t even play part in the approval process. Just stick to what you know if you’re gonna comment on something or learn it and then comment.
