@CohenSite lots of developers i know have thought about it (including myself). the issue was always that there was barely any bank $ willing to lend to end consumer and rates were always +50-100bps higher than conventional. only relatively recently (i think) is there a 30yr fixed product.

Conventional homebuilding plateaus: Site labor and inspections don’t improve much with scale. Factory systems compound: Material prices, tooling, automation, and throughput all compound the more you build. The future belongs to builders riding those curves. That’s what we’re doing at Cover.

@LA_Multi_Fam @nithyavraman we developed multifamily in city of LA for over a decade and probably won’t bother ever again. impossible permitting timeline, inspection hell with no recourse and when you get to the finish line a completely shifting regulatory landscape. not worth it for 5-6% yield.

@Storage_Venture the 110% thing is old… as long as you adhere to current zoning code you can be expedited for as big of a house as allowed by zoning. we’ve permitted two and just started construction. took ~60 days from submit to RTI.

This is an $80M+ issue for the Palisades fire rebuilds. No one’s talking about it yet, most projects haven’t made it to permits. We’ve already broken ground on several homes, so we’re running into it before most.

LADWP is billing fire victims $10K+ to reconnect water because the original lines are undersized and need to be enlarged. Today I sent this letter asking the City and LADWP to waive or reduce these charges. Families shouldn’t be punished simply for rebuilding what burned.

@LAMultiBroker i lived there in 2010 haha, great fourplex. they tried to entitle it and the one next door to tear down and the neighborhood revolted and got it recognized historically. the owner ellis’d and it sat vacant for 5 years

Going to be bringing out one of the prettiest multifamily properties I've listed to date in LA. Spanish Colonial Revival 4-plex in Carthay Square. Was originally built as a 5,054 SqFt duplex in the 20s, then carved up into four units in the 40s. I've got a hard and fast rule of not buying my own listings, but dang would I love to own this thing.

LADWP kept the Palisades reservoir empty for 9 months before the fire. Now, they're billing fire victims $10k+ to upgrade water lines for current code whole home fire sprinklers. The irony: those sprinklers would’ve run dry anyway.

Was talking to an agent about the Palisades yesterday. She said her client got a bid to build a 2,800 sq ft house at $1,000 per foot on their fire damaged lot. Flat lot. Big developer also does design build. Pretty cookie cutter stuff. Going for the jugular in fire zones. Not cool!

Wild times in LA Multifamily We have a deal listed at 6.8 GRM built in 1920's Every buyer I have talked thinks its too expensive because the current price per unit is higher than other comps. That's the story of LA. No Basis, No Deal For Reference, these deals were trading at 11-12 GRM in 2021-2022.

Why Im not developing fire sites: City wont approve anything. Homeowners just want out. Savvy decelopers stay away from the toxic political enviornment. Homeowners who want out cant sell at a high price. New developers buy at a lower price and try to make it work and get crucified. Everyone sues everyone. Hate to break it to everyone, but the situation gets worse and worse.
