I Bought both a rental property & ~ 600 shares of $JEPI ETF around 5 years ago... Over this time: $JEPI ETF has paid me back ~ half my initial investment & grown in price! Rental property is up a little in price, but HARDLY paid back half my investment 😂 This is why Dividend Investing is better!

4 years ago, I had just became a father. Everything changed for me because I wanted to give my child the world. I was working full time, 12 hour rotating shifts making about $1,250/bi-weekly. I decided to get my FFL and started a business customizing firearms out of my garage. Just to make an extra $1,000/month. Required 4 customers at $250, and each project took about 8 hours of work. I told myself that just 1 job, 8 hours for $250, that’s $31/hour! I was going to work for 12 hour shifts for $17/hour. That’s when something clicked in my mind. What if those 12 hour shifts for someone else, I used them for myself instead! How much more money I could make! At this same time, I was also trading the stock market, mainly options. I would stay up late, look at the charts and place alerts on my charts for potential trades the next day. While at work, if I got the notification from Webull on my chart, I would open it up and use about $500 for my trade. I looked for +20-30% gain and exit. Average of about +$125 profit. By doing this I started to make about $2,500/month on the average. That was exactly how much I was making working full time for someone else! I’ll never forget starting my first business and how it changes your mindset. One of the hardest leaps in life is quitting your steady income job and going all in on yourself.
