@trevoracorn @2024dion We need to trade it for a regional tax to pay for the regional services KC MO provides - health care, housing, museums, ....

Kansas City is dependent on the Earnings Tax. But eventually it needs to go. Out of state employees absolutely despise this tax and it likely drives businesses out of the city. Hate to say it but property taxes are better.

Thirteen years ago one of my students proposed a tall building on this site -- it's an island already with highways on two sides and the performing arts center on the east: bizjournals.com/kansascity/new…

@FrischPlan I think that’s an oversimplification but will have to write up my thoughts at a later time in order to be fair to you. Happy New Year!

Half of American cities have a big rooftop sign that makes it into every skyline shot but would be 1000% illegal to build today. Anti-sign people are a menace
Matt Popovich@mpopv

@2024dion Sign ordinances are evil, sterile, anti human policy

@2024dion The iconic signs are individually designed, the billboards are a mass produced product privatizing the imageability of the public realm.

@2024dion There's a difference between iconic signs and billboards advertising legal services or crime scene cleanup...

How many games a year are going to be in the new stadium in #KCK? From a fiscal point of view, I'm not sure Kansas gains enough to offset the incentives. I hope the impact is a net gain fiscally for the unified government.

@2024dion @KansasCity If Lockton's 1500 employees make on average $100000 a year, it's a loss of $1.5 million to Kansas City Missouri, just in earnings tax. Johnson County, and Leawood gain jobs in their jurisdiction, but there is no regional net gain.

@2024dion Here's a jpg of what it looked like = an elevated highway like the BQE through the center of the city and the space below the elevated highway was worse.

It's funny that Boston is so famous for the Big Dig and its extremely underwhelming freeway lid when the city also has the best lid in the country just a couple miles away. They sold air rights to build whole skyscrapers on top of I-90

@FrischPlan Seems true. Regardless, it’s a pretty lame public space for a city of that caliber

@JoshBoehm That 2000 square feet is often the rest of the pre-war II tax parcel/lot that the colonnade is sitting on.

These colonnades are everywhere. If they are disused for more than one year they lose their legal nonconforming status, which means they have to provide off-street parking. For this building that would be six spaces adding up to around 2,000 square feet.
Dion@2024dion

A KC Colonnade in the South Hyde Park neighborhood. SHP is one of KC's most lovable streetcar suburbs (pop density ~8.5k/mi^2) and you can somehow still buy an SFH in it for <$300k. Very underappreciated.

What’s your preferred Hwy 71 option presented: ➡️ Conversion into traditional freeway with aligned trail network; ➡️ Enhanced parkway with slower speeds; ➡️ Tearing out the highway and return to the traditional street grid Thoughts welcome here & at KCMO.gov

As others try to separate us, Kansas City remains committed to bridging our divides. The community came together yesterday evening as part of our Reconnecting Communities/71 Highway project meant to make the 71 corridor safer and our neighborhoods more vibrant with investment.
