Worked great for our entire family during Hurricane Helene evacuation. We had a family convoy. Entire family was on the conversation with 7 radios. Family in South Carolina was listening to us and chiming in. Total private network is awesome. Bought em for emergencies only. Worked great.

We recently switched to these cellular based walkie talkies called “rapid radios”. Our old walkies wouldn’t reach the back of our property, but these use cell towers, so you can use them nationwide as long as you have cell reception. We love it because not only are we loud and clear on property, but we can also communicate with crews and drivers out on the road. Recommend.

Someone is selling an entire hill in Tuscany. 45 hectares, for €1.3M ($1.5M). That's 111 acres of southern Tuscan countryside with a 500m² stone farmhouse on top, 9 bedrooms, 7 bathrooms, a pool, and an outdoor wood-burning oven. The estate sits at 400m altitude on a privately owned hill near Saturnia, 8 km from the famous thermal baths and 50 km from the Tyrrhenian Sea. The farmhouse was built in the early 1800s by the Piccolomini Counts as the steward's residence for what was once a much larger estate. The current 45 hectares break down as 37 ha of woodland, 7 ha of arable land, and 1 ha of olive grove with 50 trees. It borders a nature park and the Albenga River. What makes the price interesting is the land. 45 hectares fully consolidated and bordering a protected park is rare at this level in Tuscany. Most farmhouses in this price range come with 1-3 hectares of land. Here you're buying the hill itself. The trade-off is access. You're 160 km from Rome airport and 200 km from Pisa, so this isn't a fly-in-for-the-weekend kind of place. Then again, if you're buying a hill in Tuscany, being hard to reach is probably the point. How much would something like this cost where you live?

The price of lumber is outrageous now. Back in 2020 I was getting a 4x8 sheet of 1/2 plywood for around $12/sheet. Went to Lowe’s today & it’s now $46. How are people affording to build homes, or remodel their existing homes? I’m not sure how this is sustainable.

Pro tip for land owners: If you’ve been using side by sides and four wheelers all your life, go and buy a decent golf cart with a 3” lift kit and aggressive tires. You’ll quickly find yourself outside checking things even more. They’re easy to jump in and go. You can hear the birds, sneak up on deer, chat with the lady. High ROI

My 6 yr old son has had behavior problems. A week ago I started: 2.5 mg of creatine 150 mg of magnesium glycinate 200 mg theanine 500 mg sodium 200 mg potassium I mix it all into 6 oz water with the electrolyte stick for flavor (salt of the earth) in the morning. It has been a massive success. Behavior way better.

A peer-reviewed paper published last year in the journal Bioethics by two professors at Western Michigan University School of Medicine argues that it is "morally obligatory" to genetically engineer ticks to spread alpha-gal syndrome, a permanent condition that makes you violently allergic to red meat. The paper is called "Beneficial Bloodsucking." Their argument: if eating meat is morally wrong, then preventing the spread of a disease that forces people to stop eating meat is also morally wrong. Scientists should gene-edit lone star ticks to enhance their ability to carry alpha-gal syndrome and expand their range into urban environments to infect more people. They call this a "moral bioenhancer." They frame releasing genetically modified disease-carrying ticks as a "vaccination" that only "infringes" on your bodily autonomy rather than "violating" it. The distinction, apparently, is that a tick bit you instead of a government official holding you down. Alpha-gal syndrome is not mild. The CDC estimates up to 450,000 Americans are already affected. Cases have surged 100-fold in the last decade. Symptoms include anaphylaxis. There is no cure. Alpha-gal cases are exploding across the United States. The lone star tick's range is expanding far beyond its historical territory. And two academics at a medical school published a paper arguing this is a good thing that should be accelerated. At what point do we stop treating papers like this as fringe academic exercises and start asking whether anyone is already acting on them?

I can vouch that in north Florida several cattle ranchers have found many new boxes on their property and the ticks are way more prevalent than any other year in memory. I’m not a “bill gates is the anti christ” conspiracy theory guy, but this conversation I had was just 4 days ago at an actual ranch.
