@justthink1 @smh No better example of this is then what he sold today…sells for $1.351 above reserve of $1.09 yet was sold 4 years ago at $1.145….prices haven’t gone backwards in that time…

@justthink1 @smh The issue is not so much if he got true price for the properties… it’s more would he have got it if he didn’t to bring on the last minute change in commission structure… and they wonder why they are one of the least trusted jobs…

LOL… How long have I been speaking and posting about this issue that is more widespread than the black plague across Europe…??? It is common practice @smh ask others in the industry (not that they will admit it)… A lot of this happens in the “high end property market” as well… Martin @DFA_Analyst and I have been speaking about this practice for over three years… We have the receipts… Not that anyone cares. 🤦‍♂️🤦‍♂️🤷🏽‍♂️

The local agent (your friend) has got it on the market & is guiding $1.85m... 🫣 OK... it gets better... Your father is a Real Estate Agent across the other side of Sydney & he's not happy with the campaign BUT it's your property after all so "who cares what papa says" right...??? 🥸 Hmmm... it gets even better... After the second week on market - you're not happy with the local agent (your friend) & now you're asking "papa" to report him to @NSW_FairTrading ...???

@ignore89039500 @parrapower2022 Auction process/cultire isnt the cause. At least if it goes to auction there is transparency in the bid… no auction or pre auction process can lead to blind bidding. Some agents are like Harvey Spector… don’t go to trial(auction).

Going into Monday with Dusty & Evan be like... 😬 Agent drops a message & email - owner has accepted offer & has signed the contract... Background... 1) Owner given 3 market appraisals by local agents - average price with high confidence $3.55m... 2) Current agents told owner $3.6m "in the bag"... BUT you must follow "our plan" - Owner believes the SPIN... 3) Selling Agent GUIDES campaign $2.9m-$3.1m... 4) During the marketing campaign offers prior to auction came in above $3.4m & were rejected (the agent told me) - owner set on $3.5m "in the hand" - Even we were prepared to go as high as $3.35m on the day.. 5) Failed campaign - passed in - owner's circumstance now critical - accepts our client's price & conditions (well below what our client was prepared to pay)... 6) Owner drops $300K BECAUSE he trusted the "underquoting system"... Now I ask you... how's your underquoting campaign going...??? LOL 🥸 There are many properties on market ATM across Sydney that carry marketing campaigns which are both "misleading & deceptive" & are facing the same fate & are still on market prior last week's & this Saturday's auctions... The Why... a) Agents quoted CMA too high to get the job to sell - "bought the listing"... b) Don't understand the market (buyers) are more savvy & educated & in some areas of Sydney "the Chatterers" are not influencing those markets & local buyers are maxed out... c) Selling agents "don't understand" even in areas with high "Chatterer & Silent Tiger" hype - there are some homes they don't like for one reason or another... The Vendors that are "conned" into playing these games lose out the most... #justsaying #badluck

Best case scenario for pro golf to survive and ultimately succeed… • PGA Tour comes to an agreement with PIF • LIV disassembles after this season • New PGA Tour entity absorbs everything - players and some of the ideas from LIV (team competitions?) I just don’t see a good long-term outcome with LIV staying it its current form. On its own it will never be relevant or popular enough to really take off IMO. They must be losing a TON of money. I can’t imagine they love that. It’s not moving the needle. And if it continues it just dilutes the PGA Tour product and keeps poaching players. Last weekend was amazing, but I did miss Rahm/Brooks/Cam/DJ/Bryson/Etc There just aren’t enough players and fans to split between two rival tours. Agree, Disagree?
