@DannyPhantom24 That’s a good deal. He was all they had then. Essentially a sub $20M player (actual value, imo) traded for a 3rd rounder (this year) minus $57.75M off the cap. Easily replaceable

Gas tenant was paying $100K rent
Tenant turned around and sub leased the gas station for $300K to a much larger user due to its tremendous sales - pocketing the $200K difference.
Tenant and landlord agree to "merge" the 2 leases into a single "clean" lease so they can both participate in a sale based on the $300K total rent.
Value went from $1.6M to $5M and it sold yesterday.

During the work day, when me or someone on my team receives an email from a client or a prospect, we attempt to respond in less than 10 minutes. The response could be "Bob, thanks for reaching out. Got your note. Let me work on this and I will be back shortly."
That holding statement of "digital nod" lets them know we are on their matter and that we care about the message!
