Instead of costing the Cowboys $80 M over four years, Osa Odighizuwa cost them $22.25 M for just one year, with the 49ers covering the remaining $57.75 M. The third-round pick they get from SF is essentially the comp pick they would have gotten had they let him walk last year.

Anyone sell gas stations? Just the business + real estate, not a NNN deal. Trying to get an idea of what a site doing approx $1M in gas sales and $600k inside sales would sell for. Real estate included. 8 pumps with a drivethru car wash. Well located, affluent Colorado market.

Gas tenant was paying $100K rent Tenant turned around and sub leased the gas station for $300K to a much larger user due to its tremendous sales - pocketing the $200K difference. Tenant and landlord agree to "merge" the 2 leases into a single "clean" lease so they can both participate in a sale based on the $300K total rent. Value went from $1.6M to $5M and it sold yesterday.

Thanks Coy! The digital nod is a technique we use to make sure our clients get great service and feel well taken care of. During the work day, when me or someone on my team receives an email from a client or a prospect, we attempt to respond in less than 10 minutes. The response could be "Bob, thanks for reaching out. Got your note. Let me work on this and I will be back shortly." That holding statement of "digital nod" lets them know we are on their matter and that we care about the message!

Eh, trade requests are part of leverage and negotiating. I’d still guess it works out. But it’s a completely unforced error by the Cowboys. You had to figure this strategy would piss someone off eventually.
