My criteria is you have to have returned over 10% over 25 years and I have some that have returned over 13%

I’d pay off the mortgage first, then invest the same monthly payment. At 4.8%, that’s a guaranteed, eliminating debt and improving cash flow. More importantly, it reduces life risk, if something happens, my family doesn’t have to worry about payments and keeps a paid off home. Yes, the market could return more long term, but it’s not guaranteed and comes with volatility. For me, it’s about balancing returns with stability and security.
