@LUrbaniste The design choice to extend the retail glazing towards the tunnels really helped it, I think.

You know? I was wrong about Queen's Marque. Feels like a nice, human scale place in the centre. The tunnels are thankfully short. Lower Water street isn't nearly the canyon I feared. Better than the renderings in person I think.

@WayeMason @builtHFX @neil_lovitt It will be interesting to watch play out. My hope for sites outside of Centre Plan is that it enables positive infill development. I can't see the areas with more static suburban municipal plans enjoying this direction, based on my engagement experience. An adept panel is key.

@bizmarkides @neil_lovitt @builtHFX @WayeMason Staff really did a good job on that one. I still want the province to fix SPAs to make them a better tool for when we eventually get into donut plan items.

@neil_lovitt @JaredPlans @builtHFX @WayeMason I will say that there were a lot of tweaks made to B throughout the drafts to enable package A projects without too much change to them. Definitely some projects will require more changes than others in my experience.

I expect something of this sort in today's Provincial announcement on housing.

@DartmouthDerek Charter / MGA level. Some other provinces have conditional approval applications, which would be really a boon to have. I personally think the planning profession here needs a tool to enact for small non-compliance matters.

@neil_lovitt @builtHFX @WayeMason That's the 'potential buildout' under Centre Plan number. There's still a 6 month to year long site plan approval process that has been required to date. This will be remedied somewhat in Package B. It's the additional subdivision approval timing that seems particularly delayed.

@builtHFX @JaredPlans @WayeMason Until we get some actual data, and not just Press Release figures, I am not ready to say that the "units approved" proves anything.

@builtHFX @neil_lovitt @WayeMason I'm curious if they will consider some Charter amendments to planning tools, and not just for designated "queue jumping" large projects. If it's only large projects, we miss an opportunity to assist large developers in scaling up.
