Evictions for non-payment of rent now require at least 2 months of owed rent debt of median rent. The current threshold is 1 month. Initially the board contemplated a 3 month bar. Here is what the county considers median rent: Efficiency: $1,863 One-Bedroom: $2,085 Two-Bedroom: $2,601 Three-Bedroom: $3,298 Four-Bedroom: $3,672 The new limits: Efficiency: $3,726 One-Bedroom: $4,170 Two-Bedroom: $5,202 Three-Bedroom: $6,596 Four-Bedroom: $7,344 That effectively makes landlords lenders to their tenants at 0% interest rates for these amounts. A tenant leasing a two bedroom can owe $5201 to the landlord, pay all the rest, and never get evicted. It's free money! If you have a tenant paying you $900 for a 1-bed, you will have to wait 5 months before you can legally evict a tenant. This restrictions applies only to unincorporated rentals under the County's RSO.

@JasonBugra The only reasonable bull case IMO for low wage immigration. Building facilities and caring for the elderly. If we don’t start pulling oil out of the ground to pay for it all, there’s gonna be a problem.

Forget Real Estate… Canadian population is aging. - 8 million Canadians are seniors today and growing annually. - 5-7% of them will need long term care/nursing homes - Canada only has approx 198,000 beds. Which means we are ALREADY SHORT between 200,000 - 400,000 beds Let’s not even get into the discussion how many seniors or families can even afford this. Let alone young families being able to afford to pay for their parents as they age if they don’t have a strong financial backing or pension. This is going to be the next crisis…

@koicows 😂 I have a few friends who own some in BC and they love the cashflow. However all of them are designed for future redevelopment but evicting them is a whole different story. The compensation is so high it does not make sense to do it yet…

@JasonBugra I mean… there’s a few out there. To me a trailer park looks clean and tidy compared to the stuff I see BC housing supporting. There’s a great documentary called “Trailer park boys” that talks all about its benefits!

Why doesn’t the province zone more trailer parks? It’s obviously in demand. I’d rather live in a trailer park than a 344 square foot “bc affordable housing” coffin in the sky personally.
