Robotaxi cancelled on me. There is at most one car in Orlando, but this is all a fugazi. This isn’t a real service. 🤦‍♂️ zero ride obtained. Earnings coming up. There is a pattern. Someone please ask a hard question about why this hasn’t expanded meaningfully, no ride details, etc. I think it’s that FSD doesn’t work for robotaxi. $TSLA

In Miami-Dade, expanding the tree canopy is a countywide priority, with a goal of reaching 30% canopy coverage. Mature trees are frequently targeted for removal because they get in the way of development density or building layouts. There are absolutely times where removing a tree is the right decision. But there are also plenty of projects where a little more creativity on the architecture/design could preserve that tree and the canopy it provides without sacrificing a successful development. The goal shouldn't always be maximizing every square foot a site can support or allows for. Sometimes the better project is the one that works with what's already there. I always encourage our clients to preserve mature trees whenever it makes sense. and to consider those factors BEFORE purchase. Once these trees are gone, it takes a really long time to replace what they provided.

@MultifamilyRob Can you increase the rents on the nationals, or are they locked in? All in at $175 psf and $ 16 net, you're going to be near an 8% plus cap, stabilized. Curious what investors' stabilized YOC expectations are up there.
