I don’t have a section 8 course I don’t have a real estate coaching program I’m not raising capital for a fund I’m just an investor getting incredible cashflow and tax deductions with section 8 real estate It’s interesting that people on here with vested interests in promoting other classes of real estate talk down on section 8 I’ve invested many millions of my personal dollars in various asset classes in and out of real estate Nothing has remotely come close to section 8 I also work with an extraordinary sourcing team that goes above and beyond in finding my awesome, recently renovated properties that are fully occupied They negotiate seller credits and purchase price reductions And set me up with A+ prop management companies So yeah, if you’re buying “turnkey” deals on the MLS, I’m sure section 8 is a nightmare

Just got off a call with a guy who just got a $34m inheritance from his parents Not in real estate value… Not in stocks… But in cold hard cash. The kid is 23 and makes $200k/year as a software engineer Has no idea whatsoever what to do with this money What would you do with it? Here’s what I suggested (I’m not a financial advisor, and this is not financial advice) Invest $12.5m into $VOO (S&P500 ETF) Invest $12.5m into $QQQ (Nasdaq ETF) Buy a $5m primary residence in cash And with the last $5m, buy section 8 real estate properties. I connected him with the sourcing company I use, and over the next 12 months They’re going to source him 150-180 rental properties This will create enormous tax deductions that will eliminate his income tax for years And he’ll earn ~$600k-700k in annual recurring cashflow And the $5m he puts into down payments will turn into $25m of equity once the federal government pays off all the debt in 30 years Simple playbook to ensuring that $34m turns into multiple 9 figures and true generational wealth

Miami is quietly eating NYC and SF alive and nobody wants to admit it. Goldman execs, Citadel, Blackstone money, Andreessen types, crypto giants…all moving to Miami while New York drowns in taxes and San Francisco collapses into crime and ignominious dysfunction. No state income tax. Global gateway. Year-round talent magnet. Real estate still cheaper (for now). And leaders who ACTUALLY want business here. Meanwhile the “old capitals” are regulating themselves into irrelevance and wondering why capital and talent is fleeing. The future of finance and tech isn’t in Manhattan or Silicon Valley anymore. It’s in on the beach.

Timeline of a woman living in NYC 22–23: post-grad freedom, out 4 nights a week, dating whoever 24–26: Hinge roster era, brunch with the girls, move from Murray hilll to West village to be closer to the Spaniard 27–28: boss-bitch era, focusing on career + situationship with an ex she can’t quit (he’ll never date her) 29: finally ends thing with Chad, full panic, 3–4 Hinge dates a week trying to beat 30 30: locks down the “safe” guy 30.5: breaks up after 6 months 31–34: therapy, Pilates, “working on myself.” Moved to the upper east side 35+: back outside like she’s 23 again.
