The team over @groundwork find that subbing in market rents for BLS shelter costs brings y/y headline CPI growth down to 2.4% in August, and below 2% in June and July. Thread with the full story, and why this is so important to understand! 1/

And bear in mind that core is still being distorted by lags in the measured price of shelter. So basically the data are now saying that the war on inflation has been pretty much won — without a recession 2/

Great talking to @marketplace 's @elizTrovall about how *current inflation* may be significantly lower than we think. Shelter was 90% of inflation this month, but that data is lagged by up to a year.

Prices = only one part of affordability. @federalreserve rate hikes might reduce house price inflation, but directly increase housing *costs* as mortgage payments skyrocket. Also make construction more expensive at time of massive shortage. Good for long-run price stability?

This is such an important piece of the puzzle, and not just for the workers involved. When we destroy human capital we destroy future productivity too -- and what does that do to long run growth and inflation dynamics?
