@toobluehair @Goosehater123 @kets70 @LinkofSunshine Yep that’s exactly right. The question proponents should ask is what IZ % maximizes affordable housing production. 25% is almost certainty too much. But it actually depends on how high rents are in the area we’re talking about.

@toobluehair @Goosehater123 @kets70 @LinkofSunshine Just to be clear, what’s happening is most affordable units are built through IZ. So if market rate development halts because higher IZ requirements make it uneconomical, that kills both market rate and affordable unit production.

@culturecanceler Yep that's completely right, and it's while ADUs, while welcome, aren't a replacement for serious pro-housing reforms. At a minimum we need 4-flats legal by right citywide and changes to neighborhood zoning to make larger structures (8+ unit) easier.

i like that ADUs are legal now but walking around ravenswood the last nice day, seeing ppl vibe in their big side-yard: if you own a SFH with an outdoor space large enough for a dwelling unit in Chicago, you probably would prefer privacy & outdoor space to income
