It’s just funny to me. Yordan Alvarez is the first player to 2.0 fWAR this year and its crickets from national media. MVP level and on an incredible pace offensively and he’s barely being talked about outside of Houston.

Lots of people think good deals only come from unsophisticated sellers. Absolutely not the case. Sophisticated sellers understand the value of a cash offer today from a buyer with a reputation as a closer. Those sellers often have lots going on, large portfolios, and will happily take $8.2M now rather than wait 6-9 more months, take on market risk, and go through a couple failed escrows - to maybe get to $8.8M. Bottom line -- those sellers love us as buyers 🙏

In the middle of @ezraklein's otherwise excellent interview w @CAgovernor (link below, and, by the way, Newsom really surprised me, in a positive way), and I have to stop and write: Gavin does a good job zeroing in on the unattainable price of for-sale homes as the issue driving a lot of angst in our society right now. And then, when he and Ezra get into talking about housing policy, it's all ADUs, modular, the cost of borrowing, construction labor, and so on. Gents, if you want more for-sale product built, here is what you need to do: At a local level: Reform zoning codes (so you can build townhomes and condos ~everywhere) At the state level (especially in CA): Reform construction defect liability laws, so that every condo developer isn't sued by contingency fee attorneys 9.5 yrs after the project completes At the national level: Treat income from sale of homes as capital gains (which is what it is), rather than income (so that tax policy is not putting a finger on the scale in favor of building rentals) Here is the link to the episode: youtube.com/watch?v=PqBsRN…

Here's an under-the-radar niche where I think there is a ton of money to be made: High-end suburban small office suites. Attorneys, CPAs, and other professionals don't want to work in the gross old buildings we see all over suburbs, or in co-working spaces. So -- we just finished a big renovation of an old office building in San Ramon, CA (above our updated strip mall). I knew the demand would be there. Trouble is, was having hard time finding a way to make the community aware of it. We built the website a few weeks ago, but no leads. So when the wife and kids went to bed this weekend I personally dove into Facebook ads, etc - and set up a campaign, budget etc. I watched the money being spent the last couple days - and was getting a tiny bit nervous it would work. Woke up this morning: Great leads are pouring in !!

@michaelschwab13 I think 1-2 more and I think they’d be presently in the ALCS. They have managed to blow through years of dry powder from Luhnow’s analysis of roster configuration and decisions and have reverted back to traditional baseball deals and decisions

This guy takes 1031 exchange to a whole new level! His name's Izzy Slodowitz and he found this tax loophole called an IRS 721 Exchange Fund. Apparently people contribute their appreciated stock to his fund without paying capital gains tax, and the fund also buys private jets -- AND investors can take dividends in the form of: Private jet flights?! Anyone ever heard of this??
