I thought this too, but I was wrong. First professionals use a lot less paint - 35%. Second, they get a big discount on the paint. For a 3000 square foot house the paint cost for a pro might be $3,900 while a homeowner would pay 7,040. That is just paint. Remember he’s got ladders, brushes, sprayers, tarps, cleaners, etc - most homeowners would have to buy or rent all that stuff. If you back out your opportunity cost and the extra expense you likely will be paying about the same price AND have a much worse end result. Painting is one of the things I think you ought to outsource if you’re not skilled. Same for demo and drywall. You can save a fortune with electrical and plumbing though.

@marcorandazza HOAs get a bad rap. I'm in an HOA that will have about 760 DUs at buildout. It is a well-run HOA that enforces its covenants, yet respects owners' privacy and aesthetic tastes (within reason...).

This is a super bad idea. For every nightmare you hear about HOAs, when I look for a home, I ask the realtor to find me places with the strictest HOA they have seen. I got fined for letting my car tires touch my grass, and I paid the fine and sent in a thank you. because fining me for that keeps Cletus T. Peckerwood next door from parking his 1978 trans am with no wheels on blocks in his front yard. Which keeps my neighborhood from eventually having a check cashing store in it.

iPhones, email and texts are becoming complete annoyances. I think I get 8-10 phone calls everyday from “loan depts”, 20 texts and emails from politicians and lists I never subscribed to. Productivity is declining as bots figure out how to interfere with your life.

@Camp4 Every time I get serious about a second home, I remind myself of how many nights I can stay at a Four Seasons for the cost of the maintenance, insurance, and taxes. The use scenario gets even worse if I have to fly to get to the second home.

Solid advice. People romanticize the idea of a second home and forget that… Everything you own owns a piece of you. Second homes are like boats: 1) The best one is the one your friend owns. 2) The best days are the day you buy it and the day you sell it. Even if you can easily afford it or it generates cash flow, you need to ask yourself if you want another job.

This is absolute insanity. The Sate of Maryland said I underpayed my 2024 taxes by 3 cents! The Comptroller paid 59 cents for a stamp to send me a letter and charged me $30.78 in interest.
