MARA has entered into a definitive agreement with HIF to acquire a strategic powered land site in Texas. The site spans more than 1,200 acres with access to up to an initial 1 GW of grid capacity by October 2027 and up to 2 GW by April 2028, subject to ERCOT approval. We intend to develop it as a large-scale digital infrastructure campus supporting high-performance computing, with flexible compute including Bitcoin mining. Seeing some questions about Morgan Stanley's updated @MARA price target. The main driver is straightforward: the decline in BTC price at the end of 2Q. One thing worth noting: the report states $MARA "still holds approximately 54,000 BTC." That's not accurate. As of the end of 1Q26, we held approximately 35,000 BTC. The report also acknowledges the potential upside from our Starwood JV discussions: "We acknowledge the risk to our PT in the form of the Starwood JV... Should a deal manifest, our valuation of $MARA as a Bitcoin mining company would be rendered outdated and would not properly value $MARA as a player in the HPC trade." In other words, their current valuation reflects $MARA as a bitcoin mining company because no HPC deal has been announced. If that changes, they acknowledge their valuation framework would need to change as well.
