600 ft…no agua. To put it in perspective that’s “roughly” a 60 story building. Maybe it’s my turn for some pain. What are we betting on? 700ft, 800 ft, 900 ft, 1,000 feet deep? I’m going with 700. Building on the side of mountain is not for the faint of heart.

Have a friend who bought a smaller sized land tract in East TN. 10 acres, paid $200,000. Looks great on paper. But…he didn’t call me for advice first 🤷‍♂️. Started building & at framing stage. Told me he has to stop. Well driller is 1,000 ft deep and STILL no water. I asked him “You didn’t go on TDEC (TN Dept of Enviro) website and look at any surrounding wells and their depths?!? You didn’t call 3-4 well drillers and ask if they’ve ever drilled on your road before and what their experience has been?” He just shook his head and said “Man, I f’ed up with this one.” For those who didn’t know, if you’re ever buying land or a lot to build on, always KNOW these 3 things: 1) What is the composition of the land under that first layer of dirt? More dirt or hidden rock? Dirt - good. Rock - bad. (Way higher clearing and excavation cost, plus major PIA to run conduit, install septic, run septic lines, etc. 2) Will the soil perc? (Percolation test that determines the septic size you can put on the property). Surrounding septic permit issuances can be found on most municipality websites. 3) Can you hit water? Most states provide perc info and well drilling info for surround parcels (if they’ve ever been drilled or perc’d). See these screenshots of wells drilled. RED IS BAD! Stay away from those areas. That means the well driller had to go really deep. What you also don’t see are surrounding lots who also went really deep and couldn’t hit water. Know another guy who paid a driller to drill in 4 different spots on his land. He was desperate because he paid a lot per acre for his land. Hit zero water all 4 times. What he paid for that land probably got cut in half with that info plus the cost he incurred with the driller. Always ask questions of the realtor or the owner (and do deep due diligence) before you sign that contract or those closing docs.

Why do I get so furious about waste, fraud, and abuse in government? Because last night I started my taxes,. Not only does the IRS take a massive bite out of my ass, then the state takes another $10,000, property taxes devour $5,000 more, and that’s before the endless sales taxes, fees, and hidden costs we pay every single day on everything we buy. Add in $18,000 a year for inadequate health insurance and another $14,000 for home and auto insurance, etc. The American middle class is being crushed. We’re not just paying our fair share—we’re being squeezed dry while our hard-earned tax dollars are squandered, mismanaged, and outright stolen through waste and fraud. It’s infuriating to watch politicians and bureaucrats treat our money like it’s theirs to hand out, while the very people who pay the bills are left struggling to keep their heads above water. And let’s be honest: those who only take from the system, then have plenty of free time to stand in the street holding “No Kings” signs for a few dollars a day will never understand this anger. They don’t feel the weight of the tax burden because they’re not carrying it. The rest of us are left wondering how much longer we can keep funding a system that rewards dependency and punishes productivity. It’s time we demand better. Our taxes aren’t optional, and neither should accountability be. Hallelujah! Holy shit! Where's the Tylenol?

Now the county says it’s worth $246,000. Did I sell it? No. Did I make a profit? No. Did I get a check for $246,000? No. But my taxes jumped like I did. That’s the problem. This isn’t income. This isn’t cash. This is a number someone decided on paper — and now I’m being billed for it. If my stock portfolio doubles, I don’t pay taxes until I sell. If my income doesn’t increase, I don’t magically owe more income tax. So why does owning a home work differently? Why am I being taxed on unrealized gains? A house isn’t just an investment — it’s where people live. And this system means you can do everything right, pay off your home, and still get squeezed harder every year because of a number you never turned into money. You don’t truly own something if you can be taxed out of it. This isn’t about “services” or “inflation.” It’s about being charged for value you never received. And people are starting to notice.
