Then get it locked up 5 years.
Being locked up will make you keep that gem & not think about the big offers!

Alright REtwit, let’s see if you’ve still got it.
I’m considering refinancing $10m of personally guaranteed debt into a non-recourse CMBS loan. Tell me why I shouldn’t do this.
Property NOI is ~$1.25m (and growing).
Current debt* is two loans: $6m at 7.75%, $4m at 4%. Both 25 yr amortization. Blended 6.3%. $797k of annual debt service.
Offer on table for CMBS refi: $10m at 5.8%, 5 yrs, interest only. $580k annual debt service.
Pros: more cash in my pocket to reinvest elsewhere, non-recourse to sleep better at night.
Cons: practically prevents me from selling or refinancing during 5 yr term, might miss window of lower rates before then and/or be stuck with higher rates at end of term.
More context: bought property 2 yrs ago for $12m at 2.9% cap rate. NOI increase driven entirely through good ops (not market force). Borrowed $11m to buy, 1031’d in $1m.
*$1m balloon to seller due next month (cash is in the bank, assuming it’s already paid in this scenario).

Been a minute since I've opened this website.
The "For you" tab is unbearable - doesn't look like I've missed much.
What I've been up to (in case anyone cares or will see this):
- Spent the last 40 days of summer in the Austrian, Italian, Swiss, and French Alps, mostly riding mtn bikes and hiking with my fam. (Full recap on Strava.)
- Confirmed on that trip that I've got all I need, don't need more, and just need to protect what I've got (family, time, health, wealth).
- Have gone risk-off in real estate. Under contract to sell a couple of storage props for a big gain. Prob gonna pay the tax man and use proceeds to pay off a couple of other loans set to adjust next year.
- Working on refinancing debt on my biggest prop into a non-recourse loan. Remaining PG'd debt is fixed at rock bottom rates for another 7-ish years, with none big enough to break me.
- Storage portfolio continues to do surprisingly well, managed by an amazing team.
- Enjoying working on HireLATAM, which is thriving, despite me not shilling it here.
- Spending a bunch of time with family, with lots of gratitude for good health all around. Of all the things that have gone well in my life, I'm most proud of the beautiful human beings we're raising.
- Still figuring out how to live my best life.
