Good news & bad news. Good news for the end of a narco-state. Bad news for the Canadian economy. Canadians have no idea what this means for our oil industry & our economy. A US “friendly” President will be installed. The US will lift sanctions from Venezuela & heavy crude oil will be imported into the US. Meaning, Canada’s primary customer for crude, the US, will now have cheaper options available. By Canada not pushing through with Keystone XL, expansion to Asia and Europe, will cost us dearly. Trump wanted Keystone XL. He mentioned it several times earlier this year. And now he’s got something bigger and better: the biggest oil reserves on earth. This was the key leverage we had on CUSMA… the US dependency on our oil. Now that’s gone. Carney took too long to negotiate, Trump likely realized that Canada will never supply the quantities of oil/gas the US wants/needs & instead, he “diversified”. I know this is going to make Carney sweat. It’s not good news for Canada’s economy. We had a potential for a monopoly & we blew it.

As much as I love Dutch Bros, the deals simply are not moving much in the market. Our latest comp data suggests that the inventory on market for sale stands at 64 deals - which is an all time high for '24. And deals are sitting on the market for an average of 6.2 months. It has nothing to do with a lack of interest in these deals from the investor community. It has all to do with the lack of 1031 buyers in the market. The supply vs. demand imbalance across all NNN product types appears to be widening, not tightening up like all would have hoped. So what happens as a consequence? The best deals in terms of high quality real estate get cherry picked, and the others sit unless they move pricing more dramatically. Happy to share (principals).

You literally just painted them with the paint color that was on sale at Lowe’s because no one wanted it. Didn’t know we were back in the 80’s… This guy painted the doors, called it a value add and then raised the rents on the tenants for “improvements.” Also…sick door handle/deadbolt combo.

You talk about a team responding to adversity...it's all part of it." Norvell adds that he put out a statement about the committee, wants to keep remaining questions about orange bowl.
