Every time I share data on the amazing financial strength of American homeowner, the commenters are fixated on 2007. Let’s state it plainly: ➡️LTV is way better now than in 2007. ➡️Credit quality and credit scores are way better now. ➡️Almost no one is under water now. ➡️Now American mortgages carry the best debt terms in the history of mankind. The only thing in common with 2007 is that home prices went up. Everything else is different. That was a debt- and speculation-fueled bubble. This is an equity driven period. Any way you look at it, American homeowners are in incredibly strong financial shape. It’s truly a remarkable situation. The challenge for the country is not that home owners are strapped. The challenge for the country is that this is NOT true for those who don’t already own. The crisis to worry about is not: what if home prices crash? The crisis to worry about is: what if they don’t?

New high price at our corner gas station at Blossom Hill Road and Harwood in east Los Gatos. No, we don't buy here. Prices are high at this station, but they also blare music and ads when pumping gas. We've found 2-3 places where it's a full dollar less. What happens in 2 weeks, though, when the stockpile of gasoline and jet fuel run out? I am concerned.

The real estate market is a little weird with the war in Iran and the middle east, layoffs here in Silicon Valley, and generalized unease, but our super cute starter home listing in the Alum Rock area of San Jose is sale pending with 2 offers, set to close in mid April. Well priced, well presented homes can sell in any market.

@jaymchugh This morning I saw a ridiculous floor plan with the formal dining room called Breakfast Room and the tiny nook with the washer and dryer in the closet in that room Dining Room. I feel a blog post brewing.

Houses don't have 3 living rooms and 2 dining rooms. More and more I'm seeing floor plans with weird labeling. Homes may have a formal dining room and a breakfast nook. They may have a living, family, recreation, game, or bonus room. We are getting to floor plan illiteracy!

We had a great turnout in Los Gatos CA for the 3rd No Kings Rally. I was at the last one and yesterday's looked 50% bigger to me - maybe a thousand people? I'm better at square footage than head counts. It was peaceful, it was uplifting. The midterms can't come fast enough.
