Silicon Valley's housing market is splitting in half. One zip code in Santa Clara County is selling 10% above asking in under a week. Twenty minutes south, price per square foot just dropped 15.8%. Same county. Two completely different markets. I pulled the data on 9 zip codes. Thread below. Agents and investors working Santa Clara County, what are you seeing on the ground right now? Drop your take in the replies.

@jammirat looks like more inventory than demand, or at least more than some of the other zip codes in the area.

The real estate market in So Cal is on freaking fire again. Everything is selling, multiple offers, little to no inventory and pricing just keeps climbing I hate it actually Its great if you have inventory, sucks if you need inventory Its a very long process to build and expensive I do not see how this changes any time soon In my city there is THIRTEEN (13) homes for sale THIRTEEN freaking homes Californians should be OUTRAGED at our local governments and zoning plans

Three things the data is telling us: 1. Tech corridor zips near Apple, Google, and major campuses are still seeing aggressive bidding and rising sale prices 2. Mid-tier San Jose zips are repricing. Sale-to-list ratios compressing, days on market stretching 3. Luxury above $3M is holding firm on its own fundamentals Your zip code selection has never mattered more for deal outcomes.

@MichaelEWebber that was my question as well. if we owned the same amount of real estate in texas as CA i'd be paying significantly more in taxes from what i calculated

Rental market deflation is spreading across the U.S. Austin is down 22% from peak. Fort Myers is down 19% Denver is -13% Atlanta is -11% Nashville is -11% Dallas is -11% Landlords are doing big rent cuts across the Sun Belt and West. In some cases, they're even offering 3 months free rent (20-25% net rent cuts). This is great news for renters and homebuyers.

@SaladBarFan We've been seeing projects in the city where they dig down to add a unit on a lot of these. Doesn't make the price go down, but adds a unit here and there

Small single family homes are selling for $4 million in the Inner Sunset and there isn’t a single new unit of housing proposed for the neighborhood. Just so bleak man.

@LA_Multi_Fam That a fourplex or a combination of ADUs? LA seems to be getting a lot of sfr + 3 adu combos going which has been perfect for rental takeout

Construction lender has our project out for appraisal. Here is what a typical new construction 4 unit looks like in LA. I think we will be ok.

I seriously need some help here. My neighbor just put up this massive metal fence right along our property line and I’m honestly pretty upset about it. It completely changed the whole feel of my driveway and now it looks like I’m pulling into some kind of industrial corridor. I had no idea this was even happening until the thing was already built. It feels like my space just got boxed in overnight. What on earth can I do in a situation like this???

Rent for one bedroom is $1,800. That means you need over $4,700 a month just to qualify. Show me the 22 year old making $73,000 a year for a starter apartment. I’ll wait

Buy vs rent debate... Too many people neglect this: Buying a home is forced savings. You have no choice but to "save" every month by paying your mortgage and building that home equity. It doesn't work in 100% of situations. But for the majority of homeowners, it's the greatest savings vehicle they'll have in their entire lives.
