I've decided to self-perform as GC on my first ground up dev project. 7 townhouses, a $3M build. I know I'll take some bruises. 1 piece of advice on how to minimize risk? @ArtemTepler @seandsweeney @antonia_mdprjct

In an attempt to tackle its growing housing crisis, RI Legislature passed a bill streamlining permitting and allowing more by-right density in certain situations. Narragansett’s response… Downzone the entire town to offset the new state law… bostonglobe.com/2023/12/07/met…

With ski season kicking off in New England it’s a good time to remember we were once able to take a train from Boston to the mountains. In the 1930s & 1940s as many as 5-trains a day ran between Boston and North Conway, NH on the "Snow Train." The last train ran in 1950.

Reminder to myself when I physically market these condos: Please multiple senses. ✅ Visually stunning. ✅ Temperature monitored. ✅ Classical music playing. ✅ Yankee Candle burning.

@bobbyfijan I love the appliance size debates. Recently put in an 18" dishwasher and going to use more often.

It’s funny that in the US we put full size appliances in EVERY new apartment What % of Studio apartment ovens are being used today to make a turkey?

@hanslorei "Nice wide grout" and it actually is nice. First time I've ever heard that/seen it. This is why we follow Hans.

Good real estate ideas come from things that are odd. For example: it's odd there isn't an Austin/Dallas of the Northeast. You have unlimited capital, the best universities, easy access to Europe, massive population, ocean, beaches, mountains, rivers, lakes. Everything you need. And yet - you have ~3 major cities, cute small towns, no place really booming. Losing population, if anything. "It's too cold!" - it's not that cold in Virginia, or DC... "It's too liberal!" - yeah, except all of NY state, Maine, Pennsylvania state. There's real estate opportunity there, to create a place with major energy + momentum + growth.

@JohnJBlatchford @moseskagan We're trying in Northampton, Mass. City is well organized and pro-housing. We get Bostonians and New Yorkers that want more space but can drive to the city 1x/week if necessary.

@moseskagan I agree, but I have to believe there's a more pro-development, smaller city that you could 2-5x the population in the next 10 years and do really well, for (relatively) not that much $.

@_specofdirt 1 - build more wiggle room into the budget to allow me to bring on additional help. 2 - spend more time reviewing schedule with all involved (working on this for the remainder of the project).

Love the transparency Max. In hindsight, what would you have done differently?
Max Hebert@MaxCHebert

@gmhogan8 Thanks. Many challenges: - delays with utility companies. - sub coordination and communication. - inexperience with sitework and foundations. - gaps in budget. Onward and upward.

All of the wealthiest people I know (who are "self made") started regular old fashioned businesses. Other people were already doing it. It wasn't sexy. It didn't require venture capital. It was relatively low risk. The shark tank mentality is brainwashing a lot of folks.
