Sadly there are already ways around this… We had a potential renter with a large dog view our unit and said offhand to another prospective tenant that was there - im in the process of registering him as a service dog so that I legally dont have to pay pet deposits or extra rent.

Banning pet rent sounds humane but likely means more no-pet buildings. Capping parking fees means carless renters subsidize drivers. San Diego should pass the transparency rules, but should tread slowly on price controls on fees that may just shift costs.

People used to avoid certain self-interested behaviors to avoid shame, private and public. Law and customs assumed this.
Now, 38% of Stanford students claim to be disabled. 40% of young women (under 35) claim mental illness, and SSI disability payments have gone up 400% in a single generation.
It isn't good for anyone, least of all people who are actually disabled, when everyone looks the other way as friends and family and peers con the system with a level of shamelessness no architect of our safety net ever imagined could be possible in America. When everyone is disabled, nobody is.

I want to think that this time is different but cant help but remember the “fundamentals” narrative from 2022/23.
It happens every bear market. Everyone starts searching for a fundamental reason for their token to be worth something, anything. Wanna know which tokens were generating revenue back then? SNX, GMX, CRV, UNI, AAVE all topped the defi revenue charts at some point in that span.

Granted new projects launched during that time that took expanding market share in the bull expansion and are generating stronger fundamentals now.

Crypto options are going to be a massive vertical. I expect a winner-takes-most dynamic to produce one dominant player per category (CEX, DEX, TradFi), due to the fragmentation of liquidity. Getting there is hard. Unlike perps, you can't brute-force liquidity early on, and make it sticky. Options require all the elements working in unison: deep liquidity, a robust margin system, reliable oracles, and enough integrators, MMs, and retail traders to make the market functional. Building that from scratch takes time and massive effort. Derive has spent five years doing exactly that. Teaching has a pay scale that is very biased towards rewarding older workers because thats what unions negotiate. They also negotiate automatic pay bumps for advanced degree credits, which results in rewarding for a lot of useless credits that don't make better teachers

After taxes and health insurance you might very well struggle to even pay rent in a lot of American cities Having a Masters degree gives you an increase of about $2,700-$7,358 per year which is nice, but with things being as expensive as they are it might not make a huge difference
