Great question, and I get asked this a lot:
“Why not just use your own capital to buy deals instead of taking on outside investors?”
A key reason:
I want to buy every good strip mall deal that hits the market.
If you do that with your own capital, it’s impossible.
You buy a couple of your own deals, you put out millions of dollars in capital - then what?
Wait a few years, and let other people buy the other good deals while your capital is tied up?
That’s not even really an actual business.

@realEstateTrent Given your experience and exits, what makes the fund model preferable to owning strip centers outright with your own capital? I’ve always been fascinated by those that clearly have the experience to do it all on their own but prefer going the fund structure route.
